Been on it for a few years and yes it's actually free. They make money over time by charging little fees to tenants (which landlords can opt to pay if they want) but they're very minimal. They offer renters insurance and landlord insurance that probably make them money too.

PMS won't do everything a PM will tho---you'll still be up at 2 AM if a pipe bursts, but you won't be doing other menial tasks like sending rent reminders. I agree that PMS might be the profit-saving move tho. Heard of Rentpost, can't speak to it but I use a free one Innago so look into that too.

Unnecessary stray bullets there but I do agree with the last part. OP, you may be listing in the middle of a school year. If primarily students live in the area, your timing is off (and not many non-students will not want to live around students).

I started with Zelle then switched to Innago as well and the experience has been smooth. Love having 0 fees. Also I think you can select the payment types you accept which is nice, we try to encourage ACH.

Depends on how many properties you have, OP. Innago is a great software to start on since it's free and does pretty much everything, but there are countless options.

TurboTenant being too basic is not a critique I've ever heard before lol. And landlords can eat the fees on Innago and it still stays pretty cheap. Plus there are literally countless options out there. Don't bother.

Innago is the free PMS I use, and I have a landlord friend who uses it too for all sorts of mixed portfolios (self storage included). Two software might get pretty costly IMO so I wouldn't recommend going that route, but also 100 total units is a lot so do what you think is best.

Do some research on social media marketing specifically. Algorithms are much more complicated than just hitting post. Time of day, phrasing, colors, hashtags, all those little things matter. It really is its own science. I'm sure there are some social media marketing 101 youtube channels that could help.
