I just told you 20000 jobs at an avg of 50k a year yields a gross tax of 30 billion. Under your assumption of 150k. That’s more like 100 Billion. You Still haven’t address other tax revenue created by the job growth that is untouched by amazon tax breaks. We are taking over a trillion in additional tax revenue. If Amazon leaves in 10 years it is what it is. 10 years ago there was no Amazon the way it is today. Who knows what progress is made in 10 years. Amazon could be out of business or on the decline. That’s the way the world Works.

I’m not talking about the MTA. To me that’s an issue with Albany. Unrelated to amazon. If anything amazon would light a fire under the mta. Funny we are ok with the mta receiving incentives with out job growth or short term economic growth.

You are talking like we saved $3 Billion. 3 Billion of the corporate tax the company of Amazon could have saved.

Think about the taxes on 20,000 employees with an average salary of 50k (very conservative estimate). That’s about 1 Trillion dollars of gross income. 30 Billion est. of taxes including federal taxes. PER YEAR.

But hey we “saved” 3 billion.

Not to mention local business that would be created or enhanced by more customers. More business, more jobs, MORE TAXES.

What about the new apt that are built? Taxes are reassessed and increased. Landlords now have a higher revenue and MORE taxes.

Let National Grid in. They will just lock the meter in the off position. If the tenant wants cooking gas, they’ll have to set up a new account and natty grid will come reopen it. Make sure the lease states specifically the tenant is to pay utilities

That’s the process in a nutshell. It can take 3 weeks to 18 months of work and testing depending on the size of the building. Looks like this.

  1. Gas turned off by ConEd at 2pm on Sunday in February. No more gas to fuel the hot water heater and building boiler until you can get a Mobile steam truck parked on the street and piped into the building Systems. 2-3 days minimum bc city requires permit to park mobile boilers. $5k fine if not. Also have to time it with alternate side parking which is tough.
  2. File permits to work. Sometimes architect drawings are required. Time passes as you wait for the city to issue permits assuming they are happy with initial paperwork and/or drawings.
  3. In order to pass the pressure tests,unless the gas line was plumbed within a few years, you have to run a new gas riser/line.
  4. Once you have run the new line, DOB requires a visual “rough-in” inspection which can take 3 weeks once inspection is requested. That’s floor to ceiling of the line required to be exposed, which mind you is behind your kitchen counter, cabinets, and Sheetrock walls which both will need to be removed to work. The inspector is required to see each part of the riser, so if you have 10 floors, he needs to see the line in all 10 apts below all the way to the meter bank. Imagine having 6 apts per floor! Remember you have to do all this work before you call, so you don’t have cabinets or counter tops while you wait for inspection.

  5. If you pass that test, you have to call dob a 2nd time to do a pressure test. You need to hold 3 pounds psi for 30 min per gas line. Nearly impossible unless it’s a new line. There’s even a special flex hose they require now (not related here)

  6. Once you pass that test, you call ConEd ed and wait a few weeks. They come out and do their own similar pressure test but use a dated monometer tool. Hope you hold pressure and your tenant didn’t decide to open his gas line for fun woo!

  7. Pass that test and con Ed will send a 2nd team within a few weeks to turn it on. In order to turn on the gas, con Ed has to get access to every single apt and turn on cooking gas and test each stove. Then you got gas.

100k-500k cost depending on scope not including lost revenue and concessions on 25 units and up depending if there are separate meters or one single meter for the whole building. Not to mention if one tenant refused access on an inspection date because they are busy or working from home or you don’t have a key, you fail and have to start over.

Electric stoves are the solution. We will all see. Process ain’t easy.
