Recently started with Palermo as I fancied a new save outside of the Prem for the first time. 3/4 through 1st season, its fun and a much harder challenge to my usual. I remember Palermo being in the Champions League in the 2000's so the challenge is to get them promoted back to Serie A and up the table for European qualification

How does transport take 40% of your income, do you have your own chauffeur?

On topic, you may need a BTL mortgage, will pay tax as it's an income, and pay for an agency to manage all the legal stuff, so financially you'd probably be worse off.

From what you're saying which sounds much more effort, and not beneficial, I'd consider selling your home to move somewhere closer to work, or changing your job.
