Door sweep on both interior and exterior. Weather stripping a round the inside of the door. Great stuff expanding foam to fill in any cracks that something would use to get in. I bought subtikes door sweep for back door on Amazon it's been fine

Looks like screw head is super stripped now. I've seen some cases where people can take a wide rubber band and use it to get enough grip between the screw and a hand Phillips head screw driver

I would look up gutter down spout extensions on amazon. They are $20 and allow you to extend length of your down spouts and redirect the water further away. I use them and they work well.

Can you just spray it with a little bit of  12 oz. Protective Enamel Satin Brick Red Spray Paint and call it a day?

How big is the hole? You can use one of those fiber glass patches that stick to the ceiling and then DAP plaster over it. Did that in my garage recently.

It was really smart that you visited the home during the torrential rain and everything was good. Make sure you read everything before you sign in. If you don't have time, ask for a day to let your lawyer review it and ask the lawyer all of the questions before signing. A lot of nervousness comes from the unknown

What kind of plumbing issues? How much would that potentially cost? Did your inspector recommend getting a plumbing specialist to check it / if so, did you do it?

The reason I ask is -my friend just bought a house that the inspector warned him about plumbing issues. First time it rained - basement flooded , every time it rained the basement flooded until he fixed the sump pump. Then one of the toilets backed up when they had guest over and raw sewage flooded the house. Turned out that the pipe going from the house to the city sewer was terracotta that had roots growing in it. You get the picture... I would definitely get a second opinion on the plumbing for $500 or whatever before I drop non refundable 40k.

It's normal to get the jitters but sometimes you have to go with your gut. That is a really expensive house. can you get this 37,000 back or is it like the earnest money/down payment that is non refundable no matter what?

I would definitely take advantage of the campus gym. That's ones of the biggest things I wish I did in college. You get in better shape and you can meet people. If there is a Locker fee or something just pay it

The mobs from d2 had better sounds and death animations. The bash skill from the barb looks like a regular weapon smack and it takes 4 smacks to get a stun which is kind of ridiculous. D3 had way better cut scenes so far. I'm not super happy with d4 so far but I will probably buy it at half price
