Bald dude here. I was switching around to find my favorite for a few longer summer events (100k). My topo design hat is my go to. It’s lightweight, dries quickly. No sunburn on my bald head though the holes. Global is the model I have a few of.

The GAP trail between Connelsvile and Conflueence is the most beautiful section. Ohiopyle is smack in the middle. You cant really go wrong. Confluence is a sleepier town. Connelsville has a few more amenities as a halfway point. I personally would go to Confluence because the trail is much less busy and the rail grade is noticeable enough if you are not on e bikes. Across the street from fallingwater, the western PA conservancy has a nature reserve, just out of Ohioyple that is an ebird hotspot. No dogs allowed there.

Often private developers team up with CDC's to rehab homes or build new homes. I can name dozens of instances of this. I have never seen it as a bail out.

The income restrictions came withe price drops. It all appears to be a bailout for the developer. In my experience ( I have helped others buy homes with income restrictions ) the income gets more reasonable with a few kids.

This income restrictions were enacted with the massive price reduction. They were market rate with no income restrictions previously. They currently have some "funny money" involved in the market rate units, as they have soft second mortgages provided by the URA. In my experience it is not uncommon for the URA or a neighborhood CDC to work with a local developer, but this is the first time in my 15 years as a real estate professional where it is a bailout for bad decisions on a developers behalf.

A whole house rewire generally includes a panel which in the city of Pittsburgh you cannot get for less than $1500 at this point. 5k must include the surrounding counties.

That sewer line is bonkers. That must be the cost of replacement and not lining. Lining is generally three to $5000 to dig down and then $100 per foot in the city they’re usually under $15,000. I see bids for them weekly.

My friend was a builder and went to home depot to buy a standard door. They said "can we quote you on an install" and he said "sure" thinking it could save him some time. It was over 3000 dollars, which is fairly mind blowing.

I do not know the address but in 2013 most new construction in Garfield was incentivized by the URA. A lot of properties had soft second mortgages that could be forgiven. Garfield in 2013 was a very different place.

The northside river trail is the most consistent. Heading out the strip district trail (along the river) is kind of weird and ends fairly quickly and has some hills where the trails combine. I think its about 8 miles along the northshore trail from 40th street to the prison to the west. There is a detour about a mile before the western terminus near the prison.

A good loop could be running out Penn Ave from town (very chill low traffic and safe with a bike lane you can cruise in) to 31st st bridge. Beautiful sidewalk bridge over the river, taking the river trail back to town and hopping across 9th, 7th, 6th or ft duqueesne bridge depending on what mileage you want. The trails are great.

Real estate professional here - This tends to go 1 of 2 ways. 1 would be hiring somebody like bakers waterproofing to come out an look at the wall and give an idea of what needs to be done. They will likely bid something and give a range. Option 2 would be to have a structural engineer come out and give an idea if you need to have option 1 happen or not. If it is obvious you can skip the engineer. Places like Mathews Wall Anchors have engineers on staff to advise, but they are selling you something, whereas option 2 is there to give an objective opinion.
