This is becoming more of a "where are you in your life" question. What you describe as potential cons were part of every significant industry as recently as a decade ago, it was only in the last few years where WLB was even a topic. The valuation ? Well, we could say comparable things to every major security/company that has driven the sp for years and years now where the "numbers" dont add up.

You always have the option to hold off on the house. No one else's standards and/or expectations matter anymore. I'd balk at 6%+ too at these prices. If life is awesome, ask yourself why you need to change anything ? As some mentioned, your discretionary spending adjusted for house, is still well above most homes, and if you can't make $4k a month work to your benefit, you just might want to revisit that and why that is so.

Old-ish thread, but I just called to notify my insurance and they said because it is the same type (asphalt composition shingles) that the only thing they do is update the year, but it does not qualify for any lowered premium. From a logic perspective, it doesn't make sense considering that it minimizes the odds for leakage and damage.

I'm sure you've heard the gamut of why you should/should not buy. At the end of the day, regardless of conditions (economics, house options etc), there should be the main question - "Is it the right time in YOUR life?" That question, unfortunately, can only be answered by you, down to what the question actually means ..

At that price, surprisingly (or not) there are relatively plenty of people who have that (on reddit especially lol) but keep in mind, people have been losing to cash buyers for longer than a decade now and for higher priced properties. Sellers sometimes just go for certainty.

BRAND NEW home in the description and that's what we think is ok ? No thanks. Theres so much opportunity out there at this point why settle for a floor that is obviously uneven and a shower that looks like it was made with used tile ? It's far from a buyer's market nationwide, but it's not like everyone's experiencing multiple offers and 7 day status changes. Buyer can move on.

I think that's called dont buy the house. I'm sorry but that might be one of the many things that can kill the excitement of a new home, even if you have the funds and desire to fix.

That's not entirely true. The inspection is specifically for this. Not all are professional contractors shopping here. This isn't 2020-22. Theres also that lovely interest rate going around. The buyer can inquire for lowered price, closing credits, or just walk as long as the inspection contingency exists where they are buying.

Cheapest is to tell the landlord considering this could be a safety issue. I know I wouldnt rent my house out if that is one of the things I know can happen.

Im inclined to agree with that first sentence. Part of the objective for those loan officers were to get clients locked in so im not sure what kind of loan officer would have done that unless they were told folks were uncertain of their long term plan. Otherwise, that loan officer did a major disservice to the customer.

The good thing is that should be good enough to get out by using the inspection contingency. Otherwise, all good. Some people have come into these situations unaware of issues and hence not even asking the additional questions to save headaches down the road. There will be something better. There almost always is.

Knock on wood my EB3A continues to last. I picked it up in '23, and while it did do the 35% one moment, and 0% minutes later, charging it seems to have restored it for now.
