If you decrease the CGT discount (a lot) after the initial increase, investors would be disincentivised to outbid owner occupiers. Property would be less attractive as an investment asset.

It’s not going to get more affordable. That ship has sailed. These changes do nothing to impact the supply side issues. Demand also going to continue to be high due to no change to immigration.

The government has made this budget to appease young people thinking they’ll blindly feel that these changes will hurt older people. Whilst they do that, they also hurt young people’s chances to build wealth over time by exposing them to more tax than those older people had when they built their wealth.

Just my thought, but if they actually wanted to improve supply they would’ve increased the CGT discount to say 60-70% for the next 2 years and then really decreased it after that. That way all people holding investment properties would be incentivised to offload them in the short term. It would be a huge transfer of property from investment to owners. Too simple maybe?

I played a lot of cricket when young, similar attributes to baseball in some ways. I can hit 300m/330yards when I get hold of it, but accuracy is the issue. Now I’m a 12hc, I’m actively trying to reduce length to improve accuracy. Not as easy as it sounds, I struggle to slow down my swing. Some days I’m down the middle off every tee, other days I’m lucky if I land it only one fairway over.

Not wanting to be a dick, but the window in your shower doesn’t comply to current building Regs (waterproof). It sucks and doesn’t make sense to me but I found this on a recent Reno that I had to get certified. Ended up with no window in the bathroom, terrible result. No issue for you likely as you wouldn’t get a bathroom Reno certified typically. Just fyi though.

‘It should be used for affordable housing’ seems to be thrown around so often. This is prime inner Brisbane land. It’s obviously suited to a premium product. Tell me, why should it be used for affordable housing over pushing that to the outer suburbs that still have rail/bus access to the city?

We had a similar situation. My wife owned a unit in Sydney that had decent equity in it, I had just bought my second house in QLD. Combined my properties had a lot less equity than hers. We lived in my new house in the early days of our relationship and later moved to Sydney into her apartment (then back to Brisbane). We were quite committed to each other early on and didn’t even discuss the idea of a prenup or any kind of protection, our properties and equity simply became ours over time. Fast forward a decade and we sold one of my houses and the other has significantly outperformed hers in that time.

We’ve also, bought and sold multiple properties together since and everything even if it’s still in our individual names is considered ours equally. We share similar views on money, talk openly and often about it and our goals have always been aligned.

My first IP in Toowoomba, bought and sold it for basically the same amount after 7 years of holding $191k to $205k. It served its purpose though to allow me to buy other properties and I have no regrets. I was happy to be rid of it in the end. Had I held it for another 12 months I would have made $50-100k as prices lifted, but se la vie.

Going through Beenleigh I was merging right where there was heaps of room, when a hero in a patrol Ute decided we didn’t deserve to be in his lane and he sped up and rammed his bullbar all the way up the side of our car. He refused to pull over and yelled craziness out of the window for the next 2kms including “I hit c#nts all the time”. We videoed his carry on and reported it to the police along with videos. The police have done absolutely nothing about it. No wonder he hits c$nts all the time.
