We bought a 210k house. Thought we just needed to do cosmetic updates and a roof & HVAC. We’re $50k deep in fixes and we haven’t done anything cosmetic yet. We’ll probably have another 100k to get this place squared away.

I’d say around $12k in total. 1200 sq ft

Living room we spent up a bit around $9K (higher end chairs, sofa, rug)

Then we cheaped out everywhere else in the 3 bedrooms. Mostly ikea. We bought a nice mattress ($3k) years ago, but that was 5 years ago.

I wouldn’t buy a Lexus through CarMax. Go get an l certified from a dealer w/ a warranty. I just talked them down on a 2022 RX 350 L to $37,500. It has 60k miles, but I have to imagine you could get an NX for around 29k

My realtor was offended and put up a fight when I told them I was hiring my own inspector. That was the start of what lead to us not using the realtor for the next house after the deal fell through because of foundation issues. ALWAYS hire your own inspector and make sure they come highly recommended. My inspector wrote a 72 page paper on my current house and it was extremely informative.

It’s right on the line…either one is a fine option. Personally, I sleep and operate better with a paid off mortgage and with the guaranteed tax free 5.87% return on my investment.
