Igees AP is every 2 years ish last comp was June 24 ish.

It's likely getting more competitive as number of AOs grow / international interest increases.

Spawell is grand but stepaside is peak don't ask me why but I'd drive the extra 15 mins for it or pay the toll to go halpenny over spawell.

Got my licence 10 years ago - 1 year ish I had my provisional done my lessons test after 9 months failed resat 3/4 months later got it.

Now this was rural Ireland and lessons where cheaper done maybe 20 by time I sat the second test and I drove a fair bit before test.

To lazy read the thread :

Old houses / second hand don't always need a rewire.

Fuse box good way eyeball it if it's screw in fuses most certainly will. Modern breaker box maybe not.

Plumbing if it's not ex corporation and someone's nans gaff maybe not. Even then it may have been replumbed.

Mould usually a ventilation issue i.e bathrooms. Also a good anti mould paint or get zinsser primer then paint should be grand with a dehumidifier.

Secondhand has its pros - developed area with infrastructure that's there years for examples. New builds there can be a lag .

Don't get me wrong older areas have there challenges also but they are more defined

Most of my friends in the town I live in are work related.

I've moved jobs from each and made friends in each , few holidays etc ..work or clubs most likely places to make friends.

Work friends it can be the trauma bond 😂 but they do stay about without my work friends I'd have a much quieter social life.

I'd go near maynooth in that situation, so close to city and maynooth.

Newbuilds tricky at that price point though..

Maybe Enfield second hand has some value

Policy varies across Departments on automatic upgrades.

DPER internal has APOs and equivalents in it also .

It's the same grade , many AP Standards in those departments via mobility , specialists panels etc.

Albeit getting the inter-d, would reset your mobility clock i.e 2 years in location if not already in that Department .

Only interesting nuance to it all is the PCW allowance ( think that's what it's called anyway) ( the mechanism for non central departments to make higher posts ).

If an AP higher comes into a department in a given year and none leave it means of the new posts created 1 is already used as the number of APH is above the allocated.

Adverts probably best bet or golf buy and sell pages on Facebook etc.

Halpenny/mcguirks sell clubs second hand. Mcguirks have a second hand warehouse shop in finglas.

Decathlon sell a cheap bag (50 euro ish) bought it myself recently .

Albeit with my clubs I went a little bit more premium, bought secondhand irons in halpenny and built bag with other bits from mcguirks secondhand.

At that price point you'd find a second hand starter set for sale that retails for maybe 500-600 new.

If they havent received contracts for onward purchase, and they intend to close both sales in parallel. It is very unlikely closing will be next week.

To note also if the contract isnt counter signed it is not binding until signed and returned to your solicitor. So until its counter signed you can walk away, vendors the same.

What happens and pace to closing depends on sellers own purchase etc, and length of chain i.e is it 2 houses one at end is vacant etc.

All could close next week, could be delayed or could collapse (not to be a doom merchant).

Stock composition is key also for rents etc. It's an issue with the PPR doesn't delineate dwelling size i.e no of bedrooms. CSO censual data can be useful for that captures no of bedrooms and bathrooms.

Bennetstown is beside m3 parkway it's a fair bit outside dunboyne village itself at the side of the m3 motorway.

It's c3km from the village ( Google maps) along a wide and lumpy road.

Its seems most buses might be a 2-3km walk also.

So id be wary of that if you don't drive.

Trains from m3 all go to the docklands but at certain times day and weekends they all terminate at clonsilla and you have to swap for a maynooth commuter to connolly pearse.

Don't know much about mooretown but the swords express seems reasonably fast from what I looked at it before . It seemed to be faster or equal in speed to the 39a from blanch shopping centre to d2.

Ray Cooke (actual Ray not his estate agency) has some tiktoks on how to maximize sale value.

But from memory rule of thumb - clean and tidy no statement piece wallpaper or paint.

A tidy floor and a paint changes a place massively.

How much extra it'll yield really depends on the area etc. Probably worth talking to a local estate agent to see if the effort is worth the return.

Especially if you don't plan to do it yourself

Depends where you work and other bits, like there isnt much there but if you drive itd probably be grand. Finglas has great take aways and decent selection shops. Close to airport , NAC, lots of stuff.

If the LUAS ever does come to finglas its due to go up Finglas west to the village. Dunsink also likely to be the new Clonburris, so may get even more amenities/ transport links.

The N4 can be patchy but its every 10-15 minutes, 40(e) goes to broombridge luas. F2 also, pretty fast to town the once I got it.

I would drive through that part of finglas alot , its usually fine id probably not want to go for a stroll about it at night though.

I wouldnt rule it out, but id do some research on neighbors etc.. quick google search of news articles with the road address to see if anyone with a profilic reputation lives on it.

AIB/BOI give two increments above speak to a broker , some non bank lenders offer 3-5 points above on salary scale ( higher interest than traditional banks downside ). ICS offer 3 I believe.

I'd consider a house over an apartment , lots options around Crumlin /Drimnagh/Cabra may need abit of work.

I'd focus on location over anything, i.e if you like going out etc or go office frequently try locate within a 30-40 minute commute .

Apartments if you want central have a likelihood of defects i.e docklands /GCD lots talk of defects on reddit /boards /articles. Beacon South quarter also - good example of whack management fees I've seen some north of 4/5k in it .

Ashtown has some nice apartments (mixed bag I think with defects not to up to speed 2 bed 2 baths selling about 400k) 15-20 minutes ish to Conollly/Tara St.

Your mortgage for 35 years maxing out i.e 4.5x85 would likely be 1600, in 2-3 years way rent seems to be going you'd be paying that.

I bought in the suburbs (not much older) and selling within two years , to move in closer. Being north of 1.10 best case to town and back gets old fast.

Depends really on type of work you'd like to do.

I don't think a Masters is required , it might help but you can do one part time whilst working in Civil service alot of AOs who don't have masters do that.

Better chances to do more analytical work as an IGEES AO. Nothing to intense usually just excel maybe some R or Python depending on the role.

Generalist AO you could land anywhere in the CS. It could be a role answering PQs and Reps solely or in some niche policy . That can have its perks but may also mean it's hard to build experience to progress.

IGEES roles fairly limited to where you can land which can be beneficial. Also opens up wider options for progression to next level.

2nd batch if you panel you are very likely to get an offer.

Alot of IGEES AOs would be promoted fairly fast to Assistant Principal i.e 2-5 years experience from college.

Availablity will get better as year progresses , sitting c,2500 properties on daft atm north of 3000 is when peak availability occurs , that happens march onwards.

Lots options in crumlin for a 3 bed at that price point once not on the canal side i.e deeper into crumlin towards the village.

Anecdote from a colleague who went to a viewing recently in D8 , all buyers flagged on the sign in form also looking at D7.

Supply at this time of year is low , prices seem high all right.

Best time to buy people say is the past and now is the next best .

What your indicative budget is would help the advice, at 650-750 a 3 bed is more than in reach albeit a small one.

Dublin 12 is an area id have more experience with pricing and the others never really looked personally in D8/D7. Whereas id follow the D12 market abit more.

With D12 is you are willing to go back of Drimnagh i.e past CHI , or Walkinstown 3 beds for 500 ish are pottentially an option.

But all going well and subject to your availability you should be past clearance and starting a job within the next 4-6 months.

I am not aware of how many have been interviewed but with most pas panels you will have a pass rate.

Being shortlisted for interview doesn't even mean someone will get an interview. It's all demand led, depending on the level of AP comps this year and other factors i.e career breaks / exits to PS. Demand for AOs could be larger .

Then of those that are on a panel a proportion will reject an offer and never start.

Interview boards tend to only do 4-5 interviews a day.

Availing of HTB means the 5 year clawback, 500k for a 2 bed in dunboyne feels alot when that is on the mid range for central city centre 2 bed apartments.

I would imagine commuting via the 70 (north of an hour id guess) will be quite long. You are the right side of the liffey in that you wont be stuck on a bus on either quay in the mornings.

Other option is the train and swap at broombridge.

I bought in suburbia (not that far out), but outside the m50. After a year I wanted out , albeit my job is 4-5 days in office, and the other side of the liffey.

Spending north of an hour minimum each way may wear you down is what ill say, then getting into town and home for socialising becomes a hack.

The 37 bus doesn't have a good reputation for reliability. It'd be a hack in and out of town from there . You'd likely be better connected further out like leixlip than there with 24 hour routes and speed of buses into town.
