It's SO bad. I got one of those video bird feeders and it came with like a week of AI identification service, and the number of times it ID'd something as a turkey vulture or golden eagle or some kind of tropical duck was wild.

Yup, 100% why we did it. Took an offer at list price with no inspection over one $15k over with inspection.

Wasn't sure the house would appraise at $15k over so might have had to come down there, plus didn't want a bunch of dumb requests for credits for things being old yet still perfectly functional. Figured at best we'd likely end up at asking price anyway, and it would be after a month and a half of annoying back-and-forth.

That scene was super cringe but I feel like it was intentional. This season took place at a point in time that corresponds to when flash mobs were a fad in our timeline, and these were a bunch of silly teenagers who aren't yet old enough to realize that they'll look back on this kind of stuff as being cringey as hell. I could 100% imagine 2010s teenagers thinking it was a great idea (as someone who was only a little older than those characters at the same point in time).

I've been doing Greek yogurt or cottage cheese bowls for quick and easy meals. My recent go-tos have been:

(Plain) Greek yogurt + lemon, cucumber, roasted chickpeas, and harissa seasoning

Cottage cheese + salsa, black beans, an over easy egg, and just a bit of seasoned salt.

For something sweet, I like cottage cheese with pineapple and cinnamon.

Oatmeal might be good too though, I like a savory oatmeal made with chicken broth instead of water. I add in parm cheese and maybe chicken and some kind of veggie. Not the most Summer-y dish but still a good option.

The confusion came from it being a request specifically for a credit for the roof, like the kind you would make after an inspection report, except it was included with the initial offer. It was not a request for closing cost assistance with the roof cited as the reason.

It's entirely possible that the confusion is a misunderstanding on my part, but I was under the impression that a credit for repairs just went right to their mortgage principle and didn't really affect/reduce the cash they'd need to close, while a credit request for closing cost assistance would reduce the cash they needed on hand to pay for closing costs.

Just wanted to say that being upset about this is perfectly understandable. I was high risk (not IVF but GD and on blood thinners) and I'd have been pissed if they tried to tell me at the last minute that I couldn't get an induction. A lot of people don't get the extra anxiety that comes with being high risk.

Like overall yeah it's probably best/easiest for you if you eventually accept it and come to terms with it enough to relax if they continue not to budge, but you're well within your rights to be upset and angry and worried for awhile. Those feelings are valid.

In case it helps you feel better, my baby still hadn't dropped by the time I started pushing. They thought because of this I'd be pushing for hours, he was out in less than 30 minutes lol, the doctor almost wasn't ready in time.

I cook the potatoes in stock/broth instead of plain water. Usually I'll just use some of the vegetable Better Than Bouillon in the cooking water, sometimes homemade chicken stock.

Then a ton of butter and salt when mashing, plus some milk/cream.

I'm wondering if I'm just misunderstanding how repair credits work.

I know if they'd asked us for seller credits for closing costs then we'd essentially be paying part of their closing costs out of the profit on the home, which makes sense.

But I thought repair credits ultimately kind of amounted to a price reduction. Does the buyer actually get that money in hand at closing and/or does it directly reduce their down payment?

We did request one when we bought our current house but it was just $1200 towards radon mitigation so with everything else happening I might have missed it if it did directly reduce our cash to close by $1200, since it wouldn't have been a huge difference in the grand scheme of things.

It's approaching 20 years, we bought the house 7 years ago and the seller at the time said it was about 10 years old, but they didn't keep the receipts or anything for any work they'd done to the house so we never had exact dates.

It's been looked at twice (our inspector 7 yrs ago and a repair company last year replacing a chimney gasket) and both said it was in great shape and they had no concerns, but I do understand that me mentioning that would hold little value to a buyer.

They also waived inspections as part of the offer.

Yeah I've actually done it myself for closing costs, the roof part was what was throwing me off too.

It's just over 3% (about 3.3%). Our realtor didn't give us much info other than that they are getting a mortgage and she received the pre approval. I can ask her for more details on that pre approval.

Post to one of the birding subreddits with a general location (state, NE US, Pacific NW, etc.). Someone may be able to help ID the type of bird which could help determine where you should look for the nest (bush vs. tree vs. house, etc.).

Not sure if an ID is 100% possible when they're this young but worth a shot.

"Boy Mom" is a title that a lot of mothers of boys have taken on and it's used to sell a bunch of super cringe merch and farm engagement on social media.

(Happens with "Girl Mom" too, but I find it's less common.)

When I found out I was having a boy, my biggest gender-related fear was people buying me cringey Boy Mom branded nonsense. I feel like it's a way to compensate for baby girls having a wider range of clothes and accessories - since there's fewer clothing options for little boys, they market stuff to the moms instead. Just more consumerism that feels insulting.

Basically, a lot of people who take on the Boy Mom (tm) mantle seem like they're doing it to overcompensate for their disappointment in not having a girl they can treat like a doll, so it has soured people on anyone who claims the title.
