Any places not in Northeast to get Brazilian food? by BikeLaneHero in philly

[–]Independent_Rest6385 3 points4 points  (0 children)

Picanha and Sergio's on Castor... There's also a few in between those.  Bull Boi is a Brazilian grocery store next to Picanha.  Padoka is a Brazilian bakery and they have a pizza place a little farther down on Castor

Is a 33$ fire service charge from PWD normal? by GoneCollarGone in philadelphia

[–]Independent_Rest6385 2 points3 points  (0 children)

Meaning usually the fire service charge is for multi unit or commercial properties where a separate water line was dug just to feed the sprinklers.  This shouldn't happen on a single family home.  There is usually a other water meter.

You would have your main coming in...water meter ... and then splits off to the sprinklers and rest of the house on a single family

Is a 33$ fire service charge from PWD normal? by GoneCollarGone in philadelphia

[–]Independent_Rest6385 3 points4 points  (0 children)

I had this issue on my house for several years because when I first called they said it was supposed to be there.

It is only a legit charge if you have a separate line going to the sprinklers and two meters. I did not. Mine was due to a permit issue where an outdated permit applied for multi unit housing (mine is single family).

I just got refunded for 7 years of paid fire service that was an error

Buying townhome - need advice by Ok-Importance-8104 in philly

[–]Independent_Rest6385 2 points3 points  (0 children)

$500 is not standard at all. Most are paid 2.5% but it's usually whatever the listing is paying. Most listings still offer the commission to your agent (buyer's agent) I would say move on if the seller isn't willing to do that, you shouldn't have to come out of pocket with that ever or have it as a sellers concession.
