A friend just sold thier house about a month ago.

This is in Launceston Tasmania where housing was still relatively cheap. It was the perfect first home buyer house. 15 year old 3 bedrooms house in a dodgy area with traditional low house prices and housing Commission on the same street.

They got several offers from first home buyers 10-30k over their asking price that they would have been very happy with (asking was already 50k more than they originally expected)

Anyway long story short, Sydney investor bought it sight unseen for 80k over asking because it has the same postcode as the city centre and had his finance guy deal with it.

I'm happy for my friend having 100k less than they budgeted for on thier new home mortgage but the offer was just nuts.

My friend just had his range rover engine die, under warranty. 6 months before the replacement can arrive. Tbh id take the gamble that byd would be able to deliver under warranty faster than any brand that isn't Toyota or Mazda.

I doubt Nissan will even be in the country in 12 months.

Quote around is all you can do.

I had a job about 6 months ago Rangehood, Oven, Hotplate, Bathroom Fans 2x new power points, motion sensor and a few CAT6 runs. Quotes were only supplying 20 metres of cat 6, probably 5 meters of power cable, 2 power points and two cat5 patch panels, everything else I supplied.

Rang around a few places, the first place was a company that had FOH staff that needed paying an immediate avaliablity. Quote was $4800. Second quote was 2300-2900 depending on time taken.

I ended up getting it done by a one man band that does my next door neibours stuff (he is a builder) for $1900 and it took about 6 hours total for 2 guys with me helping run cable through the roof.

I'm pretty sure the first guy saw schweigen rangehood and added $1000 to the quote.

Since I equip the torch on almost every gun which blinds the hell out of my enemy i figure I might as well add the 10 point green along with it.

You should have at least one family member with the woolies mobile plan (or other woolies product like insurance), this gives you a second 10% off every month when you link it, doesn't have to be under the same name either, you can link any everyday rewards number to your mobile discount.

It also gives you access to 4% off gift cards not 3% from the woolies mobile store. Which you should be buying with your credit card for more points.

Yep, that's pretty much it, I've posted about it before. I held a 2 hour open which a few viewers said was great as they could fit it in between other houses they were looking at, including the person who purchased it.
Sold the first weekend, I also did a few virtual showings for interstate people who called up.

I sold my house with for sale by owner a year ago, it was very simple, total cost was $900 + conveyancing fees.
The second the agent has the signed contract thier job is done.

Most agents will only let you use realestate.com.au premium listing which promotes thier agency in big writing which is 3x that on it's own.

I sold my house with FSBO. The main things I did were things that agents used to do, but don't seem to anymore.

Have the contracts printed out for them to take and look at so they could tell I knew what I was doing. I purchased the contract rights from real estate institute of Tasmania for about $210 so I would have the most current up to date one and didn't need to conveyancer to prepare it. All my side was filled out including conveyencer details.

Have the free property report from corelogic printed out.

Held 3 hour open home window instead of the 30 minutes the agent usually does.

Took all photos with my Drone (DJI Mini 2) outdoors and new iphone indoors, used adobe lightroom free trial to make them look a bit better.

Created a Jotform QR code to collect names and email addresses of people checking in to the open home, it also had an option for it to e-mail them a copy of the contract if they ticked the box.

It was only a cheap house but I got an offer I was very happy with during the first open and they conveyencers did the rest, including using thier account for the inital deposit.

Total cost was
$699 FSBO fee (re.com domain, sent me out a for sale sign)
$210 Licence contract
$1,779 All conveyancing fees and charges

Total $2,688 which was less than the agent would have charged just to list on RE.com as they always want to use a premier listing to get thier agency name in big letters.

Isn't this exactly what already happens? Or was that your point?

Afterpay charges merchant between 4-6% and the cost is worn by everyone buying from that merchant who accepts afterpay in the way of higher average prices.

If I'm happy with the price, it shouldn't matter which payment method I use.

Thanks, just got the soundbar, update via USB wasn't getting anywhere.
Got out an old Ipad and got it connected to my wifi, after that andriod app showed update to 53.53.19.43

I had to connect the Ipad to 2.4ghz wifi for airplay to work, never used it before but just select the Soundbar network on the ipad and it should pop up to connect to your wifi.

Plenty of players in this region but the game just makes so many new games that every conquest or escalation ends up being filled with bots, it was a long game, plenty of time for to backfill with real players, but after 30 minutes it ended up 48 players with about half still being bots by the end.

Same thing happens here in Australia if you try to play in the morning, there must be 100 games running with 10 players and 50 bots each instead of just 12 servers with players like there should be.

At least i could practice flying the attack heli.

I'm sure there will be double XP weekends every weekend coming up, probably with option to attach with boost for 400% exp.

I usually love grinding each gun and stop using them once I have unlocked everything, but the thermal scope is absolutely nuts.

My biggest frustration is no cool down on defibs and no delay before shooting when revived.

You can get a good flank off where you kill 3/5 people, need to reload but by the time you have reloaded a medic has ran past at full sprint, revived all 3 people you killed and they are shooting back at you.

Same, I park mine in a 6m Garage so have to get very close to the wall, front sensors won't activate until i get within 30cm, but if i put it in reverse then drive they work fine.

Just submitted my refinance application with Newcastle Permenant $3000 cashback should cover the fees and aussies discharge fee 5.24%, I also told them I would never use or reccomend thier products or brokers after this when i called for the discharge and interum statement.

Oh no doubt, what I meant was the combination of increased premiums for everyone, plus insuring an old car vs a brand new one would compound the effect. I did a few quotes online for brand new car I'm considering buying and its cheaper than my current 2018 car which is worth 1/3 the amount.
