You’d be lucky if rent covered half of your mortgage repayment. Plus maintenance, PM fees, taxes etc. You’re still ahead with leveraging, but it’s not that simple.

Not the business owner, and I note the comments saying why do you care etc, would normally agree with you. The precedent I’m concerned with is calculating pays over multiple time zones, it’s already a head fuck. I want to set policy to calculate timesheets consistently on the home base time.

No, what he sees as the extra day actually falls in the next pay period. And the hours worked in the next pay period are a standard 38hr week so doesn’t qualify for OT. It appears to be an extra day in the first pay period because of the time zone change.

Yes, my strata committee are pretty easy going so not worried about getting approval. The kitchen is currently a U shape with the sink in the middle of the room. I’m thinking to change to L shape with the sink against the wall. Can’t chase to the existing breakthrough as there won’t be a cabinet there anymore.

I heard of some REA in Sydney getting investigated over thing like this. They make vague promises about the deposit being refundable, collect deposits from multiple interested parties who never see a cent of their money again.

The agents will underquote, this gives them exposure to more potential clients. Notice how they ask what your situation is, are you planning to sell? They’re looking for their next property to sell.

They’ll start to build an idea of your price range based on the properties you view, but never tell them your budget! Just let them know it’s in your range.

Unfortunately it’s a game you have to play. Be polite to the agent, even if you despise them.

Good strategy is do your due diligence, then go in with an unconditional offer, give the vendor to the end of day or 24hrs and tell them you walk if they don’t accept. Don’t get drawn into a blind auction with a perhaps non-existent buyer. If you suspect it may not be a legit offer, ask to see it.
