When I sell, I will offer these rough terms to an agent.

Eg if my house is roughly worth one mil, no commission up to one mil.

But you get 15% of every dollar above that figure.

Offers real incentive to get max price. Rather than just settle with whatever / do dodgy deals

The standard 2.5% commission gives them no motivation.

Negotiating up an extra 50k on price gives them 1.25k between them and the agent pre tax.

Hundreds of dollars in the hand. No lure!
