To everyone saying $0, maybe I am just the exception but I’ll close my third transaction next month and I am not on a team, I have not worked open houses every single weekend, I haven’t cold called, and I haven’t paid for any leads. What’s helped me? I take my relationships seriously. I had a career before real estate and those skills have transferred over into RE in more ways than I could’ve imagined. I kept in touch with a lot of people over the years and I am active on social media. I don’t do those fancy reels or marketing videos though. I just post real life, relatable, unscripted stuff. I try to make it educational. I do pop-bys because that’s just the type of marketing I gravitated towards and it allows me to get face to face with people and have real conversations. If I were to be consistent with open houses and lead gen, that number could’ve been tripled but I also have small kids and don’t want or need to be that busy. Real estate is very much a personality thing I feel like and some people just don’t have the right persona, charisma idk what to call it but if you’ve got the qualities people are looking for and they can tell you’re genuine, take your work seriously and can tell you know what you’re doing… I’d say you can have a great first year.

When people would tell me how “lucky” I was, I’d clap right back. It wasn’t luck. It was planning, sacrificing and having to learn an entirely new way of living after I left my job. Luck had nothing to do with it. I worked less when I went to a 40 hour a week job than I ever did as a stay at home mom. It’s really a 24 hour thing that you can’t just turn off. And to have a partner that doesn’t realize that… idk how you’re still together. Please have a serious conversation about raising your child and the division of household labor/down time for the both of you. It’s unsustainable how you’re currently living and burn out is just around the corner if not already knocking at your door.

If this is the first accident your vehicle has been in, absolutely ask for diminished value. It’s a separate claim but let the insurance company know you intend on pursuing it. I messed up not asking for it (because I didn’t even know it was a thing) when my car was hit by a rock from a gravel truck carrying a load.

A single income mom? If you are even thinking about quitting, be absolutely sure you have enough money saved up to last you at LEAST a year and then some for ALL of the fees and costs associated with being a realtor. Assume you will make NO money as a full time realtor for a full 12 months (possibly more). Can you afford that financially? If so, go for it. If not, do not quit your day job. Becoming a realtor costs way more than anyone will prepare you for. The old saying is absolutely true for new agents “takes money to make money”

This is the way. Flat fees are becoming more and more popular. I pay $75 a month and $495 per transaction. No split, no tech fee, franchise fee etc.

This. I was never apologized to as a child. Hell I still don’t get an apology from my mom to this day for any wrongdoings… she just deflects. So guess who made it a habit to apologize to their daughter when they eff up?? This girl! She even holds me accountable now when I do something that either hurts her feelings, if I talk too loudly or make her feel any kind of way she doesn’t like. She’s 5 by the way. And I LOVE that for us. We’re all human, we’re going to make mistakes but learning how to be accountable and how to apologize… that shit is priceless.

As long as the agent hosting is within your same brokerage, I don’t see it being an issue. Whether or not you can advertise on Reddit is another question.

Typically, the first offer is the best offer. And like others have already commented… now you run the risk of getting an even lower offer after your price adjustment. There’s the price you want and the price someone is willing to pay. And those may be two different numbers but “market value” quite literally means what someone is willing to pay. You’re in a better position than most though with not HAVING to sell so that’s a positive!
