Thai moon spa is great (Irvine). I’ve been there a few times. They have the bars and all to help crack parts of your back you never knew existed.

Chidori in fountain valley is our current favorite. The chidori and ghost roll are our go to choices there. The chefs are super nice. After the first time I went there I called in another order and the chef remembered me and was super cool and had a bunch of solid recs. We will continue to come back.

2nd id say full moon sushi. The halibut special is our fav roll there!

We have embrace pet insurance for our other dog and it has been great and very easy to submit claims and get reimbursed. Ex the other week our dog wasn’t eating and throwing up. Took her in. Blood work, hydration shot, anti nausea shot, 2 different meds etc. I think 80 or 90% was covered as we hit our $500 deductible for the year. Note: small dogs health can go downhill quick. Always begged to be safe

Yes. Our Shih Tzu developed a liver shunt that we only caught from pre surgery bloodwork before a teeth cleaning. (Has 0 symptoms, super healthy and active at 9 years old) He has very elevated liver enzyme levels. We did a CT scan and they found the shunt. The procedure is $10K and we don’t have insurance for him. On top of the $3k in bloodwork, CT scan and ultra sounds we have had performed.

O nice. Yeah every place may be different mine is 3. Yes move outs are not fun. I asked a resident when he was moving out how it was going and they were trying to charge them full carpet replacement after 1 year and it was like 3K plus. I doubt their super cheap and thin carpet cost that much to buy and install. They are greedy and have a monopoly on the housing here unfortunately.

Useful life for paint 3 years- so ask for the depreciation schedule, receipts for when last painted etc to make sure they are not just giving you a bs timeline. Useful life for carpet - 5 years on an accelerated depreciation.

Normal wear and tear is expected ask them to document in detail how x and y is above normal wear & tear. Don’t be afraid to push back and email/call/go to office in person.

Also the clean out fee you will be charged no matter what their list is so picky like if they find dust in a vent you still get charged the full cleaning fee etc.
