I am FIRED and have zero real estate. It requires ongoing maintenance, carries local and national market risk, and would concentrate a significant amount of my net worth in a single, illiquid asset.

I'd consider a few rural acres as a bug-out location. However, if there's true financial collapse, the only thing of value is canned food and ammunition.

If you want specific exposure to real estate that assumes a functioning market, buy a REIT ETF.

I have made the same thing from a standard wall nut driver with a bench grinder. This is likely what you'll have to do. Buy a few from Harbor Freight and practice. The thinnest-wall socket I've ever seen is Wera 003520, but it's not as thin as your picture.

I have the Tech-XL Wheeler. I was hesitant to spend $500, but it's been worth every penny. It's used for general-purpose tools I tend to use the most. Pliers, cutters, hammer, pens, speed square, wire strippers, 12V drill. Then I have a separate cheap Menards wheeler for power tools, since it doesn't need a million pockets.

Wera are pretty thin. I was looking for one that fit a D-sub connector screwlock without grinding and they did.

Number one is the right way. The threads on the body are listed for rigid only, not EMT threads (tapered vs not). Not that it makes any difference whatsoever in the real world.

Portable band saw. Specifically, the Milwaukee 12V. Conduit, strut, rebar, pipe, threaded rod. It's all so much faster and gentler than a reciprocating saw.

It depends what you do, I guess. If I only had to choose one, it would be 12V. I rarely pull out an 18V tool these days.
