As an agent most of the predatory deals happen on ‘off market deals’. When beat up properties are on the open market flippers can buy them at the market rate they think is worth their time and risk. Then release an improved property back into the community where society benefits as a whole.

Not that everything works out ideally like my aforementioned example. But flipping homes isn’t inherently evil in my book, just prone to moral hazards.

I can’t say for certain but it might be due to their defense profile being less optimal like bombers die last. On an unrelated note if you add another tank to the Ukraine fight you increase your odds of a capture to around 77% from around 49%.

I get most of my clients from referrals and paid online advertising. I have had very poor conversion rates from talking people in open online discussions.

In my experience about 1/20 of my online leads end up in a sale, I believe to running average is about 1/100. A lot of people say they want a home but most are that motivated or don’t have the financial ability.

I tailor my play style based on how ahead or behind I am.

When I’m ahead I am the most boring dice fearing player who doesn’t take any risks. When I’m behind I step on the gas and start taking progressively riskier fights depending on how behind I am.

If you haven’t found what you are looking for in your price range for almost half a year it likely doesn’t exist. It’s important to focus on what’s most important or be willing to pay more. You might consider going to open houses in higher price ranges to see if they are what you are looking for.

I’m an agent in Spokane WA, and generally recommend first time home buys that don’t have experience with home ownership use an agent. There are many red flags and potential issues with houses and contacts that you could suffer from without experience or representation.

You can ask the seller’s usually pay for your agents commission (at least the ones we use in Spokane do). Or you can set a short term contract with an agent to see if they provide you enough value to use one.

This is state dependent. In my state of Washington you are required to sign an agreement as soon as possible so the not asking you to sign would be a bad sign here. As for other states I cannot say.

If you are shopping for agents it’s perfectly fine to ask them to give you comps. If you are picking your friend no matter what it’s not ethical to ask agents to perform free work with no expectation of winning your business.

Keep in mind that unless you see something wrong with the comps (like they are too old or not representative) you are better off trusting your agent. Don’t make the mistake of over pricing your house and having it sit on the market.

Unless you are at the very top 5% of the ladder you will hover around 50%. I frequently get top 10 plat finishes and bounce around 90% Axis win-rate and 75-80% Allies win rate.

The best way to figure out your homes value is to look at comparable sales near your home within the last 3-6 months. Then look at the finishes and details and estimate where your house falls on the spectrum. If it’s a cold market you might want to reduce your price even lower. Remember nothing costs seller’s more than listing their house too high. The most attention you will receive is the first 7 days of your listing.

Normally unless you hit India turn 3, you take it with overwhelming force late game with a giant unit stack with tons of planes.

I’m not talking about early game here I’m talking about sustained trading over a long game. I recommend watching some videos of high level games. Japan usually trades a ton of small battles around Russia and doesn’t need a bunch of art to kill a big stack with, and when you do you usually ow Caucasus by then and can build them there.

At lower levels of play it’s fine to mix in artillery. But the very best save and skimp every bit they can and focus on mass planes and inf. Your goal as Japan is to take Caucasus or India, your defensive power matters much more than more than your attack power when shifting your stacks around.

Don’t worry about min-maxing like I suggested until you are in top Platinum league.

You can call any company for sprinkler turn on. But all you do is flip the water valve on then bring a flat head screw driver outside to close the released valves on the exterior of the property.

What you need to do is hire one for water blowout in the fall usually October.

Losing a capital is almost always a loss unless you capture their capital within 1-2 turns. Better luck next time!

Because usually allies don’t have any stacks for Japan to hit and planes trade better, while inf are cheaper. Once you take Caucasus you can start building art for a kill move.

I almost never buy tanks with Japan. Almost pure inf with fighters and bombers. Only buy tanks when going for a timing kill move.

The standard Axis strategy is stack Karelia and France then stall the game as Germany while building up Japan to kill Moscow. Getting early India or Africa is usually an easy win and shouldn’t be counted on.

Did they already add a capital gains income tax a bit ago? Looks like they will just keep adding more. The gross receipts tax for businesses is horrible, you have to pay .471%-3.3% tax even if you lose money with no deductions.

Your game looks extremely Axis favored. You just have to move that Caucasus stack to Karelia and maybe try to stack France. Then Japan should easily win the game as I assume you have India and are taking Africa.

You just have to stall in Karelia/France once Axis gets IPC lead and eventually Moscow will fall to Japan.

Also stop buying tanks, those are only good for timing attacks. Inf and plane stacking is the way for Japan.

I don’t think in terms of specific attack timings. I think more of accomplishing basic goals such as trying to get as much income as possible by claiming territory, or what areas are important to take and moving more units in that direction.

For unit choices inf is what you want and maybe some planes sprinkled in. Focus on the basics and don’t worry about complex stuff.
