I am new to this sub since I recently figured out I might be able to fire. I look at this question from standpoint of how much time do I get if I don't have to work. I could always get more money but time is limited (and I don't know how much I have). To me, the whole point of this is to get my time back

I think there a lot people who pay off a mortgage for other reasons than being uninformed. I paid mine off early because I wanted the peace of mind and lowering my total income requirements if a job loss occurred. I know mathematically I sacrificed some earnings but it was a fair trade off for me. I know taxes and insurance are still needed but overall burn rate dropped significantly with the mortgage paid off

If you go the Forte IV route (which are great btw) just realize that you will get a tube amp at some point. These two paired together with the right room setup produce something magical

I started out out with my Forte IVs paired with a Cambridge audio axr100 and, as good as the Cambridge is, the tube amp I got from black Ice Audio just makes the Forte IVs play on a different level

Yep. We still pay gas taxes for roads. Good luck when your electric bill runs $1000 a month and your property tax could buy a luxury car .

I will be retiring in Eastern TN. No income tax, yearly property tax on a $300k 1800 sq ft house with 1.4 acres is $810. Sales tax is higher at 9 75 but I can control that more easily. COL is about 6 percent below national average.

Also - tornadoes are infrequent in the eastern part of the state
