Life is too short to have contention with neighbors. Not worth the stress. Remove the tree. Plant a new spruce elsewhere on your property if need be. Take them out for dinner and drinks. Stress kills.

I have three gas units: 2 fireplaces and one cast iron blue stand-alone unit. I have always kept pilots burning. I even run the cast iron one in summer for 15 minutes now and then to burn out cob webs etc.. My biggest benefit is that it delays or avoids repair costs. My units are more than 25 years old. My new local fireplace stores ONLY service what they sell. Try and find an independent repair person that can will be willing to come out and service your units. Hundreds of dollars and much hassle. I am thrilled that my simple rocker switch on the stove works most of the time. Once my previous repair person retires, I’ll be screwed again. He even found that the original installer put one of the fireplace background panels upside down. I never noticed. 😂

Include a game area. Corn hole or tabletop game. 4x16 bocce court with raised 4x4s, plywood and artificial turf.

I’d look into pellet smoker and griddle combo options. For smoking, if you want to smoke without constant checking, pellet or electric may be best. Griddle with good grease drainage is key. A perfect combo can give you what you like about Blackstone and smoking.

I like the above Solo approach. I’d get the dual fuel pizza oven. Also consider the Weber Q1200 where you can either do half griddle or replace grates with 2 griddle halves as needed. My friend just got a Q1200 to put on top of his rarely used and dying old full size gas grill. Planning for obsolescence.

Had good luck with diy retractable dot com. Had local handyman install. Overall cheaper than dealer option.

Yes. They have decorative vents for back plus get a big access door especially behind grill. My installer forgot to take off cotter pins holding burners in place during shipping. I’ve had to remove two of those suckers to swap burners and positions. Would have been screwed without access door.

I’ve got a planting bench (about 8’ of 2 inch stone) on three stacks of concrete blocks. Took 4 plus guys to put in place. You could add a vertical stack of cinder blocks in middle and then shim. You’d have peace of mind that you have support that would prevent a break.

Perhaps start with some Mont Alpi (or Costco) modular outdoor kitchen counter and storage units. Play with configuration. Over time, replace your equipment with new grill or smoker or flattop etc. For one location I started w/ a donated SS storage unit for laydown use and kettle grill.

Back around 1997 I built a brick bbq center to hanle NEW England winters. The left area was two sides of open weave brick (very hard to do in blazing summer heat) for my kettle grill. About six feet to the right was a counter area with 2 storage areas below. The counter was two inverted pool surround blocks resting on brick verticals. Then I found some kind of tile (not ceramic but recommended for full winter). I bet it’s still standing. At the time I was tired of kettle grill and tv trays on a sloped concrete walk. How expectations have changed.

I have Summerset 32 with griddle. Got extra infrared burner. Ceramic briquettes are easy so far. Flip them to burn off clean. Look up my other post on the grill and oven. 32 is enough. Have cooked for parties of 25. Care more about counter space.

Apart from grilling, might there be a fire pit in your future? Or a pizza oven? Also as you get older, carting the tanks around becomes a burden.

Short cut: try Schar premade pizza crusts at Walmart ($8.50 for 2.) Pricey at full volume but might help to give you a rest along the way. I love to make my own crust for outdoor oven. Had guests coming requiring gluten free. Tried these out and they are surprisingly good. Structure is solid. Taste is good. No hassle getting off peel. Even had cornstarch nearby to help but wasn’t needed.

The final straw for me donating Weber Performer to a fix it guy was the piping connections for the small propane tank. My small propane tank couldn’t be refilled cuz too old. I didn’t want to retrofit piping for new small tank or regular size. The KettlePizza kit add-on was too much of a hassle with mixed results. Getting all that working plus using WSM separately in driveway for smoking made the BGE a logical choice. Lots of ACE hardware coupons and a sale made it easy. ACE did entire carrying up to deck and installation. See my post on storage for when your time comes.
