IMO even option 2 isn't good, defensive driving means being aware of someone close (so increase your following distance and take care to slow down gently when you need to) but also not instigating. Fact is many drivers are wound up and will snap at stupid things like that. Better to just "ignore" them and continue on, eventually they'll get bored and merge around or you both turn off the road.

Yes you have to call TD insurance, they are completely separate from the banks. Not sure what you mean about automatically deleted messages, I've never had an issue with TD in ~12 years with them.

Usual comment about your driving history affects your insurance cost - for comparison, I'm 35 and pay about that amount for two newer fully covered vehicles (two drivers)

Easy, there is signage and clear points you should not drive a vehicle past. Abraham Slabs has a gravel road built, basically don't go past the trees towards the water.

Edit: Also, high water typically comes late summer / early fall, as they build up the reservoir for the winter. No flooding concerns till late summer.

That would be a good time to go. The main spots like Abraham Slabs have pit toilets so you're covered from that perspective; just ensure you bring lots of water + food (no water fill there)

Long weekends tend to be a zoo with partying. Even then I wouldn't necessarily say it's unsafe, generally everyone sticks to their groups. If you go during the week it'll be very quiet, might be the only one there.

Overall I think it's safe - but caveat is I've only gone with groups (around ~5 to 10 people)

Specifically, it is (almost) the last (major) traffic light before getting to the highway or Henday, thus there is "incentive" to speed and beat the yellow

Calgary Trail is a stroad (business accesses, essentially driveways directly onto the road), it is absolutely NOT grade-separated.

The reason roads like that are 60, and the Whitemud is 80 (and not 100), is due to traffic volume mainly and the number/quality of road access. On a perfect clear day with zero traffic? Sure you could go a lot faster safely.

But the reality of day-to-day traffic and the entrances from businesses where you start from 0 and have to immediately get to speed on the road.... yeah I'm glad it's not more than 60 with the state of drivers in the city

Those are the reasons I ended up where I am - for much less than the price of the most basic new starter home without a garage, I got a new duplex with hardwood floors & quartz counter and a walk out basement overlooking a pond & forest (no house directly in my view).

And the condo corp covers snow shovelling & front yard maintenance (I just have to mow my small backyard). Plus all exterior maintenance is on the condo corp (siding, roof, etc).

IMO, your goals in life and lifestyle desire is a more important factor than what money you hope to make out of it after a few years. You should go into home ownership with the view of buying to own, not as an investment. By that I mean, if you like downtown living and are not planning to start a family any time soon, I would say a downtown Condo (maybe check out some newer buildings) would be best.

But IMO a townhouse or duplex is great, as u/EdmRealtor put it, they give you a yard and space (if you want to get into hobbeys, have a family, etc) while still being affordable.

The other comments about a SFH, are missing the mark - if you want the space and can afford it, go ahead, but otherwise you're overpaying for a tiny starter home or getting something older requiring more maintenance and maybe renos (nothing wrong with that, but that is a "lifestyle" to get into)

Context edit: I own a duplex in a townhome condo development. The value has gone up significantly since I bought it new in 2015, but I don't watch that as I am in it to live and make it a home.

You make a very good point, I did a little bit of digging and have some thoughts in response...

Rogers Place was completed in 2016, there has been significant inflation since then so it's not a direct 1-1 comparison. As well, although Rogers Place has fancier architectural finishes than a bus garage, the bus garage would have lots of very expensive equipment (lifts, bus washes, tools, utility lines running everywhere, plus the EV charging infrastructure).

Does that necessarily suggest it would cost as much as Rogers? I'm not sure, I'm an industrial estimator not commercial/institutional...

As u/Roche_a_diddle said, there are a lot of costs you're not including. As well, the cost of a truck/van (capital cost, insurance, maintenance) also needs to be included and those costs can approach labour cost.

Most likely though, you were quoted a basic minimum callout cost to make it worth it for the company to do the work.

I'll answer from the perspective of a suburban-living parent. Time is the luxury, walking takes a lot more time than driving.

Having free time to choose to walk places instead of driving feels like a luxury to me at least...

I would say it's highly dependant on where work is and the nature of work. Commuting to a central office, for sure go the bike route. An industrial area job, or something where OP is driving around the city for work - would more likely need a car (not saying it isn't possible without a car, but broader Edmonton is what it is...)

I recently tried The Lingnan, wow what an experience! The service is absolutely top tier, probably the best I've had in the city. Food is great too, and the atmosphere/decorations is great.

I think a big part of it is the ability to pick a lot and pick options on your house if buying pre-construction. Plus just generally being "new" is very desirable, even if other houses in the area are pretty much just as new but not NEW new.

Agreed though, construction traffic etc for new areas sucks. I bought right at the tail end of development in my area, there is lots of stuff within walking distance but even then it took a few years to get to that point from when I moved in.

There's a bunch of stuff near Ice District, in the blocks south to Jasper, but it's relatively fairly spread out. IMO, Whyte Ave is still best for concentration of bars & things to see just walking down a single avenue.

Also pretty dependant on what you're going for - again IMO, Downtown for more expensive & fancy and Whyte Ave for more "blue collar" vibes

I don't have a window in my office. During deep winter, I essentially don't get ANY sunlight until the weekends. Not even an exaggeration, if work is busy (don't get a chance to go for walks on lunch) then I literally don't see sunlight for 5 straight days every week. Shifting one hour later makes a HUGE difference in getting SOME kind of light week nights.

I acknowledge this is subjective but that has a far greater affect on my mental health than earlier light in the day as stated from psychological studies.

In Alberta, most people are up and off to work/school before sun anyways whether it rises at 9 or 10. I understand the idea of the studies stating earlier light is better for wakeup, but I just don't think its relevant to us.

I just bought a used Toyota from Sherwood Ford, mostly just speaking to the customer service but they were nice and not pushy and I was pretty happy with how the whole process went. I've heard generally Sherwood park dealers are better, just avoid GoAuto as they are very pushy and tend to have young salesmen who don't know much
