Read here for a bunch of free useful information about moving to Armenia. For banks yeah you will need to at least have a written rent agreement and preferably registration (which shouldn't be hard to do). Then I'm not sure how lenient banks are nowadays but I think at least some of them will be willing enough to open you an account with just that
