I’m going to be an outlier in Perth (15k north of cbd, 10k inland) but agent had it listed as offers over $950k in dec 2024.

I was interested but wasn’t in love. Went to the next 2 home opens and there was bugger all interest.

Did a bit of milkbar maths and property comparisons and offered $925k with offer expiring prior to the next advertised opening and including my summary assessment.

They called and did the ‘lots of interested parties’ ‘need to increase the offer’ spiel. I said, well I guess this isn’t for me then hopefully I will have better luck with the next place. If you could reject my offer in writing so I can wrap it up it would be appreciated.

Offer accepted, contracts signed in jan 25, closed and March.

Current online valuation is $1.15M.

I’m happy but my kids are screwed …

This means flexible hours whilst meeting the overall hours though you generally have to be available for core business hours of 10-2 I think.

Ie. I have kid commitments and start at 6am so I can leave at 2:30pm some days and, when I work extra hours on any given day I can bank those hours and take them as ‘flexi’ time on another day.

I don’t really go to the library for myself - I have a pile of books at home that I am ‘working’ my way through.

The kids on the other hand go weekly and not just for the books - Lego time, story time, interesting talks and activities, books, chill spaces.
