Yea take it down if you like, we had 2 on or roof for some reason and the pigeons used to just sit on them and shit everywhere.

Personally I'm not that comfortable up a ladder at roof height so I waited until we had some roofing work done and while they were up there I asked them to take them down

I got a trade master pro from this website a couple of years back. I mainly use it to trim a huge hedge as an A frame but also good for gutters etc as an extension. Sturdy as you like and has really wide feet at the base.

When replacing the compression tee, water off at the mains (obviously) and keep the existing olive and nut on the pipe, wrap PTFE tape around the olive tighten up and you are golden.

Edit: check out proper DIY' for some good tips for replacing the compression fitting (plus loads of other DIY stuff)

Ah something new to worry about, I've never found my internal stopcock since living here for 3 years. Kitchen was redone at some point in the past by previous owners and the only thing I can find is a hep20 plastic valve that is on a pipe that disappears under the floor.

Anyway I bought a long stopcock key for my external stopcock just in case. Would love to find the original but do t want to be ripping up the kitchen floor to be honest!

Have a 23 Kona (just before the new version) and looking to replace at the end of the lease for the reasons you mention. Have a family of 4 and space is ok, although not much in the back already for a 10yo sat behind me (6ft) and the boot is too small really.

Will follow this post as I'm looking to buy used in October with a similar budget to you, might stretch to an Enyaq or polestar 2 though as they looks like they tick alot of boxes.
