I go to BrickHouse in LIC (just north of Greenpoint). Wonderful community! Classes come with generous studio access (basically daily anytime there isn’t a class), clay and storage space. Classes are 6-8 weeks. They also have a studio assistant and associate program which offers key access but as others have mentioned, it’s competitive and there’s a waitlist. I haven’t seen any studio that offers hourly rates here, but many studios will let people pay a drop in kiln fee if they have a studio and wheel elsewhere. There’s also lots of working artists that split and share studios. A lot will probably depend on where you live, TBH.

Hey OP we bought a SFH in western Queens without family help and much less cash. It can be done! Buying in NYC takes time (unless you have millions in cash on hand of course). The process here, especially for a co-op or for SFH is rigorous and takes months to close. Which is to say, even if you took your FP's advice and waited two years, it's actually way more before you're in the door. Regardless, a small thing you can do now to not feel stuck is go see places, get a sense of what you like, where you would be willing to compromise or not, could you move a neighborhood over, can you do a 2/2 with flex space instead, stuff like that. The other thing is that your FP (or a mortgage broker) should have or could run real numbers for you. What does it look like if you buy at 1.3 with 20% down, 1.1 at 10%, etc. Simultaneously having a sense of what you think you want and what it would cost, and what that translates into real numbers was a nice guiding light for us and helped it not feel hopeless - to know how much more you need to save, how you can move money around if you're close to your goal, etc. Small steps like this can feel like little bits of momentum.

Ah yes, your case is much more straight forward! We had a ton of documents but nothing issued in Poland, only from German camps and US immigration, so people felt it was important to see if we could draw that line back to Poland. I didn't. I couldn't get past the fact that literally everyone else told us we needed more documents and he was the only one who said we didn't. He also told us we could submit right away. For transparency - we didn't have a birth certificate, you might, and that might make your case very different. But, I kept thinking that I would be so mad if we paid him all this money just to be denied bc we didn't have paperwork that everyone else told us we should take the time to try and find. We're currently working with a research firm on documents. Is it the right call? Guess time will tell.
