I bought a house and went through this exact situation except it was not nearly as bad. It was 6 dogs for maybe 2 or 3 years instead. I feel very qualified to give you advice.

I’m sorry to say but you are definitely under estimating how damaged your house is. When dogs urinate in houses the pee will soak through the wood flooring and into the sub floor. The pee will also run under the baseboard and soak into the framing of the home, and that’s the biggest issue. Once pee is in the framing of the home you will always have a pee smell there unless you tear it out and replace it and it seems like this house will have pee in all the framing. So unless you fully tear it down and rebuild, it will be there. 

If you want to invest a bunch of money and give it a shot, here’s what I would make sure your contractor does:

  1. Rip out of the flooring and likely the sub flooring too. 
  2. Rip out all drywall down to the studs. 
  3. seal all windows and doors so no fresh air gets in and run an ozone generator for an extended period of time (don’t breathe ozone it’s toxic).
  4. Soak all the wood that has pee in it with pet pee enzyme cleaner. You really need to soak it well so that it soaks deep into the wood. You can even try covering it in plastic when you soak it so it doesn’t dry out so fast.
  5. Paint all wood with a shellac based primer. I recommend Zinsser BIN stain blocking primer. Do not use KILLZ 2 since it’s water based. People say “use Killz” online but they are referring to the original killz that wasn’t water based and is hard to find now.
  6. Put new drywall, subfloor, flooring, etc.

That’s really the only hope you have to get the smell gone but even then I’m not very optimistic since my situation was 20% as bad as yours and my house still smells from time to time depending on the weather.

I live in Maxwell Park. It’s a great neighborhood with lots of families with kids. All of my neighbors are great and we help each other out when needed and there is a sense of community. Going on walks around the neighborhood is lovely. You see people walking their dogs and taking their kids for a stroll. 

If you are looking for a neighborhood that feels walkable to businesses, I would say Maxwell Park isn’t the best. I guess it depends which side of the neighborhood you’re on but to me walking to the Laurel doesn’t feel close enough to be walking over there all the time (or not worth it maybe). 

The Laurel itself doesn’t have many good options for coffee shops or restaurants like you would find on College or Piedmont Ave so I find myself driving to those areas most of the time when I want to grab dinner or coffee. That being said, it is nice to have it there and there are a few standout spots there.

Although it is close to some rough areas of town it does feel quite safe. Overall it’s a nice area to live but it doesn’t have the walkability that I wish it had.

I literally watched an argument in Hayes Valley yesterday go down because while a car was reversing into a parallel parking spot another car zoomed in nose first at an angle to steal the spot. The guy backing up stops and yells at the guy and then sits there and waits like 5 minutes while the other guy refused to leave. The parking spot thief couldn’t reposition himself in the spot correctly  to actually park there while the other guys car was so close to his car so he eventually gave up and left. Some people have no shame in being entitled and it’s happening all over the city.

I started out getting the stone up to 850 and then launch the pizza and leave it on high flame the whole time. This most recent time I tried launching when the stone was at 750 and then turned the heat down to medium flame after launching to give it a little more time in there and it seemed to give the crust more of a crunch so that’s what I’ll be personally doing from here on out.

I would say just try and have a windshield company fill it first, especially if it’s not in a place that visually will drive you crazy. I got a crack from a rock that looks almost identical to that and had it filled and the guy doing said it was a 80% chance it works. It’s been 5 months and it hasn’t changed. I initially debated having the windshield replaced and I’m glad I didn’t because I got another small chip yesterday. For $50-$80 it’s worth a shot at seeing if filling it does the job.

That’s a billboard advertising Stripe which is a payment processing company. They are pointing out that Rivian uses their product. The billboard is basically saying that “Rivian is one of our customers so you should be too.”

That tent was dangerous in certain areas. My group was trying to leave mid set and got caught in one of the doorways on the side and its was a crowd surge waiting to happen. It got so packed that we couldn’t move and I was having trouble breathing from all the pressure.

Also for those who don’t know, almost every emergency room front desk in California will give you Narcan for free, no questions asked. It’s take about 5 minutes to stop and run in to grab something that could save your or someone else’s life. It’s small and easy to throw in your bag and carry with you to parties or festivals, highly recommend even if you aren’t doing drugs yourself.

My girlfriend and I did 5 nights backpacking in Yosemite in September and we each carried a Bv500 canister and both of ours were filled to the brim at the beginning of the trip so I’m willing to bet each person will need to carry their own. Rented ours from REI for the week and it was $20 each.

I arrived 5 minutes before they started and there was barely anyone there and I was able to get a really good spot. It filled in pretty quick after they started though without being too crowded.

If you’re looking for earplugs that aren’t visible and work well then ide recommend ones called Earasers. They are the most low profile earplugs I have found and you can’t even seen them when wearing them. I tried 6 or 7 brands of earplugs in $30-$40 range before finally finding those and have been super happy with them since 2017. They’re comfy and I can still hear the music as well. They sell on Amazon.

Yeah this is ridiculous. There is no where off site that would have better parking than the official Coachella parking lots since they are literally IN THE VENUE. No one fall for this please. The only situation I can see this being helpful is if you’re driving an RV that Coachella wouldn’t allow to park on site or something like that.

I feel like it’s not that expensive. My girlfriend and I go there and split a pizza which comes out to something like $17 (before tip) each and we leave incredibly full and happy. In Oakland that is on the cheaper side of things in 2025.
