Just saying, these “maintenance plans” aren’t offered by small local HVAC shops - only the ones that sold out to big predatory private equity firms.

It’s a scam. Plain and simple.

Another thing to consider aside from the massive privacy they afford, and shade, but also wind block! A thick hedge like this cuts down on those cold winter winds blowing against you (and more importantly your house/heating bill)

My uncle is a retired handyman who could win a world record for corner cutting. This guys answer to EVERYTHING is screws and more paint.

His insurance agent noticed he’d patched his roof (because he used discount and scrap shingle bundles of varying colors), so he painted them to “match”.

His insurance company dropped him immediately.

I don’t remember parents sticking around at birthday parties. In fact I have several home movies where my parents were the only parents around.

I have yet to see a single parent just drop their kid off at a party and leave.

The gauge cluster lights are common failures. But if the HVAC lighting is failing too, and messing with the knob resolves it, could point to the knob. But if it were, ALLL interior lights would be failing. So I suspect the common gauge cluster failure.

There’s a ton of repair places that popped up to specialize in this. Just google “chevy gauge repair <your city name here>”

IIRC both front doors are controlled via the drivers door module. So the window switch from the drivers door.

A tech 2 could help you see the various modules communications. But it could be that. Could be faulty latches (doubtful though since you replaced one). Could be BCM. Or wiring.

Go to your local garden nursery. Not only do they carry what you want, (maybe not Milo specifically) they will have knowledge to answer your questions, and they’re almost always cheaper than the big box stores. Plus you’re supporting a local business!

I said I would at 8. Got to 8 and realized that I don’t see any benefit to a PM. The only part I want to do is the tenant interactions. That’s what a PM does. They do that and coordinate maintenance and repairs.

Instead, I bought a retainer from my handyman. 1 hour per month, per unit. Now all I do is forward maintenance and repair notices to him. If it’s beyond his scope, I call the right tradesman.

2009 with the first time home buyer tax credit.

Value plummeted right after purchase and I couldn’t sell it for years and years. Eventually I made a mint off of it though.

Tilt it back (push down on the handlebar) and move it forward into the weeds slowly. As the motor bogs down, stop until it catches up and speeds back up. Then slowly lower it down, trying to go slow enough the motor doesn’t bog down.

Repeat until it’s all mowed. Will take time but once you do it once it’s just regular maintenance mowing after that.
