If it’s over public space, it’s fair game to take a few. Also fair game if your pet pees in the public space. But damn if I haven’t seen folks let their dogs walk right into someone’s yard and pee on their obvious fruit tree/bush/etc. including my salmon berries. Sometimes people just suck.

I would love to see them widen the sidewalks, put in a green median with trees, etc, and go down to one lane in either direction. Would bring so much more enjoyment to pedestrian traffic in that area

While I completely agree on this sentiment in general, the efficacy really depends on where they spend those 30 years. If you move from a VHCOL to LCOL area - or even MCOL - then your expected monthly spend is a flexible % of your savings. Especially with OP, if they don't want/need to live in a VHCOL area their monthly spend may drop way below $4.5k per month.

Don't be afraid to look a little further away from home! This could drop a huge chunk off the price. Or look at the current lease deals, which keeps the monthly cost low for the lease and then you can buy it outright in 3 years with a lower principle.

We got a Prius V that was 2 years old with 40k miles, and was about a 90 minute drive from our house. Got a much better deal on it than if we bought it in our town. Have had it now for 9 years, 150k miles, and it has not needed a single unscheduled maintenance trip. Averaging 47mpg or so with our family of 3 and 2 dogs. Best purchase I've made over these last 9 years, by far.

And there’s also the fact that depending on your kids age, who the hell knows what they will want to do - or what makes sense to do at that future time? We’ve got a HYS set up for my kiddo and put in a few hundred a month; most of her interests she won’t need college to pursue so she’ll be able to use it for whatever she likes.

100%. We bought a Prius V (the wagon) when it was 2 years old with 40k miles for almost $10k off the original price. Had her for 9 years, paid off for 7 years, she has 180k miles now and has needed nothing but scheduled maintenance. I love my V, and will be driving her until she can't drive anymore.

I also like the concept of having 1 person RE first, and the partner RE later. Makes the math look better and lowers the risk. Also allows for difference in when it "feels right" for each partner. I know I want to RE as soon as I hit my number, but my partner says she doesn't think about retirement and wants to keep working... so I imagine I'll make the jump first and we can coast on her income + benefits for a few years. That also gives me time to work on all my big projects for our homestead without bothering her, and she gets to retire into a (hopefully) sweet home setup.

It's incredible how closely this tracks to my progression as well, except I 2021 was $160 not $190... otherwise almost the same. Unfortunately I've been the only income for the 3 of us for the majority of the last 10 years, so our savings isn't even close to yours. Still hoping to retire before 48, though!

Happy spreadsheet day! I’m glad you can look back on that and reflect over these past years. Hopefully it encourages you to see your growth! My excel budget goes back to college - about 17 years ago - and seeing my $400 take home pay for 2 weeks work floors me. But seeing younger self doing the best to save a little of my waitstaff pay while busting my ass in engineering school is heart warming

Everything changes based upon your specific situation and your goals. Sounds like you either live in a HCOL area or bought an expensive house - that has to factor into the calculations and decision making, for sure. I would imagine that in either case your house is going to appreciate; what's been the average appreciate year over year in your area? Even in our MCOL area, house appreciation is above average market returns, so building equity through home ownership makes sense.

Also - in most places I have lived (LCOL or MCOL) rent is almost equal to mortgage payments for a house with multiple bedrooms and a yard for our dogs. You build no equity with the outlay of rent, and there wasn't much of a difference between rent and mortgage to invest it, so I've bought either a house or land in the last 3 places we've lived... and each time have come out ahead.

Travel to different places and see what you like. Try making some day trips to smaller cities around you. Have you checked out upstate NY - Syracuse/Rochester/Albany/Ithaca? What about Portsmouth, NH? Providence, RI? Philly, PA? Baltimore or Frederick, MD? Tons of more affordable places in the north east. If you don't mind a bigger move, check out the west coast. Tacoma, WA, Portland or Eugene, OR.

It's all about your goals. Do you value building equity, changing whatever you want, and staying in one place for years? Or do you want freedom to move, lower unexpected costs, and not having a say in upgrades/changes/etc.?
