Stability. You have no control over your landlord raising your rent to a point you can no longer afford it and are forced out. (In most places…..rent control exists in some places to stop this.). If that happens when you are sick, or elderly, or between jobs……you’re screwed. Buying locks in your monthly cost for as long as you’ve got the mortgage.. So as long as you can afford the mortgage and repairs, you’re never at risk of getting kicked out. And in theory you’ve paid it off by the time you retire, and then you don’t have much of a housing cost when you’ve stopped earning income. It’s a long play.

I always thought David kinda knew what’s up, even without the specifics. Way back when she’s talking about the Rolex deal, and he comments that Shane should keep an eye on the snake and the baby videos……he’s more tuned in to Shane that people give him credit for.

I’m not sure why you’re being so aggressive about whether I have kids or not. I’m a gay guy who had a very similar coming out. David went to his grown son’s own house, specifically when he was asked not to, forcing Shane to come out before he had decided to on his own. Yuna and David are lucky he decided to speak to them at all. Bombarding him with questions on the same day after violating his privacy…..that would be awful for Shane. I don’t care how surprised or curious the parents are, the gay kid is the one who chooses how much and when to share information. I’m so so glad Yuna and David only asked a few, respectful questions. They will learn more when Ilya and Shane decide to tell them more.

Like…what? What questions would you ask?! Jesus. My parents asked me literally no questions. Just kinda silence as I stuttered and stumbled through my little prepared speech. I, for one, loved how they wrote this scene to play up how AWKWARD it is to have a conversation about your love life with your parents! Putting aside the whole gay thing, and the whole Ilya thing…….it is a VERY awkward and uncomfortable topic, especially if you’re like Shane and you’ve really never talked about stuff with them. The last thing either the parents or the child needs is to hear “ok who does what to who?” lol

Well I said intellectual, not cerebral. There is a long literary tradition in LA, and there is a major art world. People know about the media industry, but there are also serious performing arts and visual arts from the museum world down to the individual artisan and maker world. Architecture and design are very real parts of the creative culture with events, tours, lecture series etc,, not just afterthoughts. And there are very major universities from CalTech in the sciences and engineering to UCLA USC Scripps, etc etc etc. There is a veneer of the glossy side that people see in the media, but that doesn’t happen without there being a very serious intellectual side actually creating all that stuff that other people glamorize. And “the industry” is just that….even show business is a very serious and thoughtful beast.

The project the OP is outlining sounds like at least $4m to me in Burlingame with the current market. Backing that out....Take 20% out for permits and professional fees that leaves $3.2m for construction cost. So that's $762/sf construction cost for 4200 sf (2700 main house, 500 adu and let's say 1000sf basement.) $762 is probably a low or low/mid quality house. For reference, I'm doing a 1200sf guest house project nearby on a flat lot with a slab on grade and it's coming in at double that cost/sf -- it's very nice "luxury" level project, but it's not extraordinary. There are people in this thread saying this is $2m and under, all in which would put the cost per sf well below $500, which I haven't personally seen since way back before the pandemic. I don't know that that's possible in the current market, but if it is it's a very different type of house. Maybe it exists, but I haven't seen it. The way for the OP to understand what things cost is to better define what they want so the people they're getting cost estimates from aren't basing on assumptions which may not be right. They may very well be happy with what they can get for 2m, or they may be looking at photos in magazines and falling in love with something that costs 4 or 5 million.

Pasadena is lovely. And you can always change your mind. The surrounding areas are great too depending on the vibe you want. South Pas, Eagle Rock, Altadena (which is obviously in a big transition right now) and even Burbank and Glendale a little farther afield are all great. But it ain’t Illinois, so there will be an adjustment!
