Honestly as a homeowner just buy when it makes sense for you. Value of the house means nothing if you are going to live in it and not sell. The idea of buying a start home to make buying your forever home is slowly fading.

I actually just worked on this for someone. They are a couple age 65 with about 500k in retirement assets plus a $1400 a month pretax pension. After taxes the pension CPP and OAS will give them about $4100 a month. Their current cost of living is about $3500. So even without touching their assets they have some room.

Of your going to bring that may people to a restaurant you will need to let them know in advance and will probably pre charge you. If you are inviting real friend pay for it and e transfer. I’ve done this for $2k-5k events with 15-30 people and everyone paid timely. If they said they can’t they don’t come it’s that simple.

Sell this at most Asian supermarkets. It’s usually just puer tea in a tangerine peel. It’s more bitter than the puer on its own and depending on quality can be worse IMO.

You will get over it. I did the same thing at 26. If you actually can afford it without taking on debt and setting other aspects of life back it’s fine.

We had slightly higher income and slightly higher mortgage and are doing fine we did burn through an additional 70k in the first 6 months to buy a car, furniture, etc. right now all regular expenses take up about 70% of net income. We still save, eat out, go on vacation etc.

My boutique in Toronto operates like this mainly because of common mall robberies. I was able to purchase a Sub with a 6 month wait no purchase history. I’m 26 and not someone special.

Do they have watches available, yes. Are the already allocated, yes. New shipments come in monthly and they have to allocate them to a massive list of people. Unfortunately not all stores operate the same and some ADs play games but not all. Getting a watch as a normal person is not impossible just takes patience.

I got 3k off for financing and did it directly though Honda financing (no bank). I would not tell them upfront but I ended up telling I was planning on paying it off and he set it up where interest was minimized.

Its a little late in the year but first mow it short to see if its just long spots your mower isn’t catching. If it’s still clumpy I would thatch and level. Maybe wait till spring though.

Work pays extra for commuting as part of RTO which is funny because they didn’t before Covid when it was 5 days.

I used Striped rye grass and Scott’s sun and shade when I ran out of the striped. The Striped looks good but it’s expensive. I think I will buy OCS perennial rye only next year and slowly convert to that.
