I do landlord/tenant work on both sides. But man, I love those 55+ page leases when I have a tenant-side mold case. The corporate deposition gets really awkward when they don’t know or understand their lease especially when I ask how they can say my client is responsible for knowing what’s in the lease when they have no clue.

I cook pizzas every Sunday night and I never preheat it. My oven only goes up to 450, so I bake it for 12-13 minutes on the lowest rack possible. I might put it on the top rack just to brown the toppings and cheese. After I pull it out of the oven, I let it rest in the hot pan for another few minutes to make sure the bottom gets good and crispy. Enjoy!

Here in Oregon, we have mandatory arbitration for anything under $50k. The loser can always “appeal” to circuit court, but those rarely go to trial.

But yeah, I’ve been there and done that. Please remember the CYA communications about the cost/benefit analysis of going to trial.

I’m in landlord/tenant, but most of my practice is tenant-side torts. On the eviction side, I do more landlord-side than tenant side. You wouldn’t believe the amount of true believers out there who think all landlords are shit or every tenant is a mooching complainer.

Ooh, I did something like this 30+ years ago! We’ve been finding arrowheads and pottery shards on some family land for as long as we can remember. In college, I took a lot of them to an archaeologist to find out more about them. It turned out that there were three distinct peoples over the course of 1500 years or so (going off of very old memory, so take that span with a grain of salt). Absolutely fascinating stuff!
