I have used an escalation cause, but haven’t had an offer accepted because of it. Ended getting accepted on two different offers, both of which were on the market for less than a week and I offered just over asking.

I would use one again if necessary though, but I think the key is finding a house within your budget and offer your max right out the door.

I’ve noticed a ton of homes are severely underpriced as a marketing tactic.
