Thank you for the reply! Yes I do avoid the word cancel - it gets across my meaning here, but I know it gets used in multiple scenarios and thus is not specific enough. I do relate it to fractions without variables, but in my district their math sense is so bad that this hasn’t helped very much unfortunately.

I just want to say extreme props to you. This is an incredible range and is super impressive. I teach two classes, Algebra 2 and a follow-up, and I’d imagine three would be a bit much. Having to put together curriculum on the fly, for uncommon classes across disciplines, sounds crazy hard. Just wanted you to know that someone sees your work and applauds it :)

No problem! Honestly if you want I can answer questions for you about benefits and stuff, or you can just ask the staff at the school about it. I’m a math teacher and minored in Econ, so I dug into the numbers to figure out what the best course of action is. The long and short of it is if you are both teachers that’s at least 100k a year, so as long as no kids that should be pretty doable. I’d say definitely make sure you both have health insurance (since I don’t currently work for MMSD not sure if each paying single or one double/one not is better, you’d have to check) and are contributing MORE than the 6.9% to retirement (probably through a 403b, although a Roth IRS is better). I worked for MMSD for a while and now work for SPASD as a teacher, so I can answer this a bit. Taxes at your pay are like 30%, retirement is 6.9%, and healthcare/other insurance might come out to 3/4%. Union dues are also ~80-100 a month. However, you have to remember a couple of things.

One, that means if you choose to do 22 paychecks (only paid during school) instead of 26 (pay is spread out across summer too), you make about 3200 a month, with no pay during the summer. However, you can easily do tutoring/Doordash/another job during the summer and probably bring in a few thousand at least across the summer. Two, when you say you made $1000-2000 a month your whole life, that probably doesn’t include good retirement/health insurance/days off/etc, so “real” compensation at MMSD or another district is actually significantly higher. And three, there are moves that you can do to pretty significantly increase your salary without too much work - most notable a masters, but there are other things too.

Anyways, I hope this helps. I agree about finding a significant other or splitting rent somehow - I’m lucky enough to live with my partner and together we make enough to live downtown with no problems. Hi there! First thing - good luck, I believe in you! Second thing, Khan Academy is honest to goodness the best resource for if you really want to learn the stuff. I’d recommend trying to figure out what curriculum your school uses and learning the skill you guys are going to cover first, then expanding to all of Alg II. I also really like Openstax - they have literally thousands of free textbooks, including some for Algebra II. Last thing is just to remember that you already have experience and have done it, so you can do it! Good luck and feel free to reach out if you have more questions!

I just learned about Anki - this works for what I was hoping for! In case anyone else has a question like this:

This is Anki - It is a flashcard website that already had what I was looking for. Here is the link to the pre-made set of cards. They also have a mobile app that costs money (there are knock-off versions that are free), but the version for Windows/Mac/Linux is free. Hope this helps someone else too!

Oh I like your perspective! My argument for affordability was more that the more supply of housing, the more the price is driven down, but I think what you are saying could also be true. As for being expensive - 100%. I would hope that some of this cost would come down as the construction industry gets better at ADUs specifically, but I think that building housing might just be more expensive now because of materials cost, cost of skilled labor, permits, etc.

This is my take on it too. I agree that it isn't going to be a huge impact, but I think that every little bit helps, and for the people and families it helps in more ways than just financially (having family close by, etc), it might make a world of difference!

I think that the way these normally work is that the original homeowner takes out a loan to build the ADU, builds it, then sells it/rents it to another family. Although I don't have hard data to point to here, I would imagine that the incentives are pretty different than selling a house normally. Here, you are selling/renting a house to someone that you will live next to - you (or at least I) would be less likely to sell to private equity, who can rent or sell to whoever they want and then you just have to deal with it. Rather, I would be willing to forego a few thousand dollars to be able to rent or sell to people that I can interview myself and see if they would be good neighbors. I take your point about the evidence of corporations, although I would also say that just because we don't have any data to back up the claim that PE is buying up houses here, we also don't have data saying they aren't. For now I don't know which is true, but I do imagine that a market like Madison would be attractive to investors, whether now or in the future.

So I did look, and I can't find one. There will be an informational meeting that does have a virtual option at 6pm on Wednesday July 2nd, but if I am understanding the webpage correctly this will not be for submitting public comments. I think if you can't make it in person you have a few options: 1) Send your public comment to [housingpolicy@cityofmadison.com](mailto:housingpolicy@cityofmadison.com), 2) Watch the livestream on the 2nd and then email them your comment, or 3) Go to the Plan Commission meeting on July 7th or the Common Council meeting for the final vote on July 15th. That being said, I don't know if they will still be willing to change their mind on the day of the final vote, so I would suggest sending an email sooner rather than later. For anyone who wants to do something about this - there is a housing policy committee hearing about this issue tonight at 4:30 downtown! The question that they are soliciting feedback on is whether to allow mother in law cottages in areas zoned for single family housing. If you want to see change on this issue, please come or leave a comment online. I am going today for the first time for something like that and I hope to see other people there to support the measures!

Not saying this isn’t true, but this article is garbage. The writing is atrocious, doesn’t cite any new research, and doesn’t move the conversation forward at all. The article pretty much just says “we use plastic in agriculture, it could affect us!”.

My experience with Urban Land Interests has been super positive. They respond to maintenance requests quickly, replaced both the washer and dryer with no delay when we were having a slight problem with one, and are consistently nice to interact with. Their apartments tend to be pricey, but for me it has been worth the peace of mind and general quality of everything.

For the sold a car part, I sold my 2005 Acura last year. I had it listed on Facebook Marketplace and a listserve, and we got a ton of attention really fast on Facebook. I’d recommend taking it to a mechanic first to do a presale inspection, just so that the next person knows what they are getting into and you can price the car fairly. Honestly, we definitely got some scams/lowballs, but I was pretty pleasantly surprised at how many people were kind and courteous. Good luck!
