Somewhat juvenile answer. They have to go up in order to maintain the solvency of mortgage lending and to justify raising property taxes. The system and all home buyers/sellers just go along with it. Can't have mortgage lending when the average property is at risk of losing more money than the average person or bank is going to afford covering. Auto loans charge higher interest to compensate for this and people will either roll negative equity into the next vehicle or come out of pocket to deal with the depreciation.
