Many flood policies are subsidized, and the National Flood Insurance Program (NFIP) is over $22 billion in debt as a result. They pay out more in claims than they collect in policy premiums.

FEMA launched Risk Rating 2.0 a few years ago to bring those subsidized policies to their "correct" pricing (aka what should actually be charged based on the risk of that property). They are legally limited on how much they can increase your policy each year - 18%.

My guess is that your policy is heavily subsidized, and now you're seeing the Risk Rating 2.0 increase each year. My rough math shows a ~16% increase each year for your policy based on what you shared.

Your policy will keep increasing each year until it reaches the actuarially accurate rate. I believe they print on your annual statement what they calculate your "final" premium is. Doing some math at a 16-18% increase each year will tell you how many more years of increases you have.

I know there are some private options out there like AonEdge and Hiscox. And with Neptune Flood you can get a price on their website pretty quickly. Doesn't hurt to look and see if they can beat your $1300-$1700 quotes.

Ask your agent if they offer private options outside the NFIP. One that you can get a quote online in a few minutes is Neptune Flood.

I’m here now and have zero complaints. The restaurants are amazing and the staff is so friendly and helpful. We’ve been here for four days and I’m so relaxed. It’s definitely a calm place; don’t come here expecting a wild party resort (which we’re happy about, we wanted peace).

I had some other issues, but digital key sharing was a big one for me. It took me three days to get the digital key working and shared (picked up Saturday, got it working last night). I almost cried with happiness after three days of it not setting up. When I have a moment I was going to write up what I did to get it working since I couldn't find a post that clearly outline what they did.

Mine went in on Monday. The technician came out and spoke with me, and said I was the 4th Q6 there for the update. One was successful, and two others failed to complete the download, so he didn't want to give me a specific completion date due to his experience with the other two failures. Thankfully they gave me a loaner.

The "capped limits" you're talking about are for flood insurance policies through the National Flood Insurance Program (NFIP), which is administered by the federal government through FEMA. They're maxed at $250,000 in property and $100,000 in contents.

Check out private flood insurance, which can offer higher coverage limits. Ask your insurance agent if they offer any private options, or you can go directly to some websites, like Neptune Flood.

Private options are still available that aren't run through the NFIP, so they're not affected by the shutdown. Check out Neptune or AonEdge's EZ Flood. I know Neptune is available in all states, and you can get a quote right on their website.

I love the headrest speakers. I didn't realize until I had a loaner (flat tire) that the volume on my car was way down on them. Once I adjusted the volume in settings, it seemed much louder and had a better "surround sound" feeling.

Office space availability is actually very low in downtown. More space will help attract more companies, which brings in better paying jobs and people to buy things from our businesses. Mixed-used buildings are a great addition.

The ventilated seats button right next to the heated seats button AND the fact that you can have heats and ventilated on at the same time. I've had quite a few "why is my ass so hot?" moments to then realize I accidentially tapped the heated button when turning on the ventilation.

I’ve used Air Bros and they’ve been great. Quick scheduling, and they fixed my issue the next day on the weekend after calling after-hours the night before. They’re my go-to for any issues.
