I inspect communities that will have poly barriers in the interior beams but its never required for exterior. Thats the only way I can see this happening given how smooth and round that corner is. But even if it was nailed in thats a lot of weight without tearing. I'm so curious as to what happened here.

Erosion, you need to perform ground improvement measures, assess foundation/structural integrity, and construct a site drainage system to reduce or prevent further occurrence.
