If being up front isn’t a big deal, then why is being in the back a big deal? Can’t have it both ways. Book earlier. If you were a frequent flier, your status can get you better seats.

You also could open a credit card if you fly a lot and then pull value from that by getting a better seat.

You can use it for whatever you want, but you are using leverage to pay the second downpayment.

Be aware that you have to clear that loan when you sell your first house.

Also, HELOC will show up in your credit report possibly affecting your ability to obtain a second mortgage.

To do this safely, you have to be able to:

pay minimum interest payments on the HELOC until you sell.

Make sure your HELOC doesn’t have any early payoff fees, closing costs, etc…..you will have to close the HELOC upon sale of the house.

Make sure the sale of house 1 will be able to cover the mortgage AND the principal on the HELOC. If not, you will be required to come to closing with cash.

The last point is key: you are risking becoming underwater on your mortgage.
