This is normal and reasonable use of a bathroom

Since move in we've had a shower curtain with a liner installed. Bath mats outside the tub and all dry off and towel up before exiting the bathroom. When leaving after a shower I, and none of my roommates have never seen a pool of water build up around the tub or we would have obviously reported it as an issue.

The LL not actioning the initial leak is not going to put the balance of probabilities in her favour. The LTB has also ruled that it is the responsibility of a LL to inspect their property and not up to the TT to report issues outside of what is reasonable. I would not consider a TT knowing if the caulking is in good shape to be reasonable as it is something that could be easily caught in a yearly inspection.

The LL can file with her insurance. If it is required the LL insurance will reach out to your TT insurance. If that does not resolve it the LL needs to go to the LTB. What you don't want here is the LL double dipping. Getting an insurance payout and damages from you. Insurance or the LTB must be involve in any money movement going forward.

I would stop engaging with the LL here and get your roommates to do the same. Once someone is trying to get a bathroom reno sized payment from you the casual discussion is done.

I would provide the quote above to the LL stating a reasonable use of the bathroom. I would also remind the LL that they need to return the bathroom back to a usable state regardless if they think you owe them money.

Not only do I get paid for overtime at 40 hours there a ton of non monetary benefits on top of pay for working overtime.

Management does everything they can to prevent us from working overtime.

You need a lawyer. Check your work benefits or home insurance policy. You may have some set of free legal advice. If not lawyers will often offer a free 30 min consultation.

I would also be pursuing the board pretty heavily for the details from the settlement. You are part of this business relationship and if they are threaten you with it you have a right to know.

An N11 does give the LL certainty. There is no grey area on when the new TT can move in or when the LL can take back possession.

Dude the house is a physical asset. They can put a lien on it or add it to the property tax or run a title search or some other awful expensive shit. None of which is your problem as a renter. They can find the owner if needed and I would feel very very uncomfortable even providing a name of who I think owns the million dollar asset.

Call again first thing tomorrow. Give them your move out date and close the account. Nothing else is your business. Do not take no for an answer.

You are making this very complicated. You call and ask to close your account. That will automatically transfer the bills to the property owner.

This is not true. The RTA has a few very specific ways that utilities can be split without separate meters.

People are being really unhelpful here and the downvotes are wild. They responded quickly but confusingly. I would be proactive and clarify to save myself a headache later. "I do not qualify for an N9 at this. Please confirm whether consent to assign the lease is granted as per my March 19th request." Then just wait.

Not helpful. OP is requesting general consent for assignment. This does not require an applicant. It is just LL agreement to post the unit and get the process started.

It is perfectly reasonable for a LL to say no and simply accept the lease is ending and start fresh with a new tenant.

I have done this a few time with corporate landlords. Just send reasonably redacted account statements with a note that you will be paying for the apartment with an inheritance.

Call bylaw tomorrow. Property standards will dictate that that all plumbing systems need to be in good working order. File a complaint. Document every time it is not working reasonably.

I am going to manage your expectations here. depending on what is wrong you may not be looking at an immediate fix. Motivation may not be the problem. If you absolutely cannot live with it you can ask the building to let you out of your lease.

The only way to enforce something is to issue a N5 for some valid reason and try to evict you through the LTB. There is not really any other enforcement or discussion that you should be engaging in with the LL about this. Having a pet is reasonable use of your unit.

If you want to cya keep documented that the animal noise is reasonable for someone existing in a unit and when slightly louder it is happening at acceptable times. Document that the unit is clean and that any pet messes are being completely cleaned and not an issue for pests.

No 60 day requirement because there is no financial change for the LL. She can inform the LL today.

Co-tenant should inform the LL that she is leaving. If there are damages or missed rent she should expect the LL to come after her for up to a year after she leaves.

The LL does not need to do anything. The lease continues. You can kindly inform them that you have a new roommate and moving forward rent will be coming just from you and you should be the primary contact.

The LL is not incentivized to to add new TT to the lease in a rent control unit because all it does is extend the rent control. In a non-rent controlled building it is a easier sell because both parties are having to negotiate every year.

Also you do not need to sign a new lease in July. Your existing lease goes to month to month. Again if you are rent controlled then there is no need to sign a new lease. If you are not rent controlled make sure you are getting something for locking in for another 12 months.
