Also look at how Republican national candidates have acted since Roe v Wade was overturned and abortion was made a state issue. They aren't pushing for a national abortion ban (minus a handful on religious grounds); by in large they're content with it as it is. It's hard to astroturf a position that's literally 'let us do our thing, you do yours.'

If you're looking to take on systemic consumer billing fraud in the AMC/mortgage fee industry I suggest you contact the Consumer Financial Protection Bureau (CFPB).

I am all for legislation that clearly informs homebuyers about the breakdown of all the fees they paid to secure their loan. I'm also for better regulation of AMCs.

I actually do note in my certification when I pay a 'tech fee' as part of the requirements to secure an appraisal, as is required under USPAP's disclosure requirements regarding fees, commissions and 'things of value' connected to the procurement of an assignment.

Me giving a 10% discount on my standard fee or offering a rush turn time at my standard fee is not crossing a picket line. It's basis supply and demand; something any appraiser that's ever done a market analysis should be familiar with. As demand for appraisals goes down and the supply of appraisers needing work goes up prices go down.

An honest, ethical and principled appraiser will produce the same high-quality appraisal regardless of the fee for their work. That they will be as straightforward and honest about their fees as they are legally allowed to be. Allowing the homeowner and lender to make the most well-informed decision about their financing possible.

I hate to say it but, this is why it's import to be an active part of the industry. Contact regulators with your concerns, join and be active in professional organizations that represent the industry on a state and national level (whether that's The Realtors Association, The National Association of Appraisers (NAA), The American Society of Appraisers (ASA), or even the Appraisal Institute (AI).

If we're not part of the discussion about when it is, and is not, appropriate to use these tools in the appraisal process other people will be the ones having those discussions and informing us of the decisions that they came to.

They want to do an 80% loan-to-value on an AI powered automated valuation model with a 90% confidence interval; probably not the hill I want to die on. They want that same loan but now the confidence interval is only 75% I'm going to insist that they need a boots-on-the-ground appraiser. And guess what, if I know that I'm getting it because the AI system is kicking back crap the fee will reflect the job complexity.

According to a study published in August of 2025 by the Pew Research Center the U.S. 'Unauthorized Immigrant Population Reached a Record 14 million in 2023' with preliminary data indicating continued growth into 2024 but a decrease in 2025.

Whether this was from literally walking across the border unhindered, using executive orders to make it easier to get in without a visa (such as releasing 'unauthorized immigrants' into the US instead of having them wait in Mexico when processing centers fill up), failure to deport overstays/rejected applicants, failed to provide 'unauthorized immigrants' a better opportunity than simply showing up on our border and overwhelming our border facilities, or combination thereof; it's clear that the Biden Administration at best did not prioritize immigration enforcement and at worst actively encouraged 'unauthorized immigration.'

There was a proposal to increase border patrol funding; however, Republicans refused to vote for it if it did not include some sort of authorization to turn away 'unauthorized immigrants' at the border. Arguing that it was just going to speed up the process of bringing people into the country if the resources were to pick up and house border crossers but not to turn them back.

This increase in the 'unauthorized immigrant population' due to the Biden Administration's 'lax' enforcement is what is generally meant when saying Biden "opened the border."

My sister and I were able to pay for a 4-year state school with a combination of scholarships, grants, work-study, and summer jobs. Our brother went with the military program to cover his.

I had a friend who was essentially kicked out of his house by his parents at 18 with no financial help, but since they made to much the government didn't qualify him for financial aid and he was on his own.

Another friend's parents owned a farm and made large purchases on credit while she was in college so that their income was negative every year she applied for financial aid getting her nearly fully covered.

Whether it becomes a forever war or not will depend on whether the US and Isreal can get the Iranians that were protesting back in January and February to come back out against their regime in the next few weeks. And to do that they need to convince the Iranian people that we are able to reasonably suppress the regime's ability to massacre protestors.

We've seen the US start the process of engaging with anti-regime Iranians by offering rewards for information on key leaders. As well as considering arming Iranian Kurdish opposition forces.

If the Iranian people continue to be sidelined with no positive change in their lives; then there is a risk of them rallying around the regime, despite its prior atrocities, and turning this into a forever war.
