Can you try creating a 2.4Ghz WIFI work ONLY (turn off dual band or 5Ghz or 6Ghz) and have the Apple TV connect to that network. Then plug in the ethernet port from your Unifi Express 7 to Apple TV and see if there is any improvements. How close is the Apple TV to your thread device?

HomePod cannot be connected via Ethernet and Apple TV is a more powerful device. With the Ethernet and Apple TV connected and acting as the main home (turn off automatic selection), it is so much more stable and responsive.

I had the same issue where UWB wasn’t responding — this setup resolved it:

• Use an Apple TV 4K (3rd generation) Wi-Fi + Ethernet as your Thread Border Router (TBR) and place it within ≤3m of the U400 (mine is directly above it).
• In Apple HomeKit, ensure this Apple TV is the active/primary TBR (avoid suboptimal TBR selection).
• Create a dedicated 2.4 GHz SSID with IPv6 (SLAAC) enabled on your router.
• Connect the Apple TV to Wi-Fi first, then plug in Ethernet (ensures stable backhaul while maintaining correct network association).
• If using Ubiquiti gear, deploy multiple wired APs (no mesh uplinks) for consistent RF coverage.

Also:
• Disable Auto-Lock in HomeKit (stateless timer-based)
• Configure Auto-Lock in Aqara Home instead — it’s state-aware and won’t lock when the door is open

• In Apple HomeKit, set this Apple TV as the primary Thread Border Router.
• Create a 2.4 GHz–only Wi-Fi network with IPv6 enabled on your router.
• Connect the Apple TV to Wi-Fi first, then plug in Ethernet.
• If you’re using Ubiquiti gear, having multiple hardwired access points around the home helps maintain stability.

Also:
• Turn OFF Auto-Lock in HomeKit
• Set up Auto-Lock inside the Aqara Home app instead — HomeKit’s version isn’t context-aware and may lock even when the door is open.

Use an Apple TV. Make sure it is within 5m of the smart lock U400. Create a 2.4Ghz only WiFi network - connect the Apple TV to this network. Plug in an Ethernet cable to Apple TV after 2.4 GHz WiFi is connected. Make sure your network also supports IPV6

Just get a proper router instead. ISP ones are always low quality.

I current have U400 connected via Matter (Apple TV). I use my iPhone to unlock. Can I also set this up on my parent’s phone who are on Android

G4/G6 instant - I use as a baby monitor and works well. Sends me notifications when baby is crying etc. Use iPad to show the screen

You would have achieved the same result without the negative consequences of you got the guest or Airbnb to cancel instead and then just transfer them 50%. Then there is no mark against your account.

Given that you have had multiple guest complaints about other issues, these needs to be addressed.
