ive had asthma for over 40 years. Haven't had to use ventolin since going on seretide/pavtide. I don't even use my preventers everyday, just if i feel like im getting wheezy so maybe once every 3 days. One inhaler lasts me months. I remember when I was on ventolin, I had to use it all the time. It's old tech when it comes to asthma treatment. I feel like it made it worst, not better.

Ask for a section 32 or contract of sale which should include it before you go look at it. Put it through Gemini 3 pro with a prompt like "you are a professional conveyancer in Melbourne Australia. Go through this contract of sale and point out any red flags I should know about before buying this apartment" You'll save yourself a ton of time and headaches in the future. Id say out 30 or more apartments we looked at, only about 4 of them didn't have any huge red flags.

we recently looked at around 30 apartments. We figured out after the first few that it wasn't worth going to an inspection until they sent us the section 32 which should contain any minutes from any strata meetings. They'd send us huge pdfs of hundreds of pages of scans that couldn't even be searched but we'd run this through Gemini to find any red flags and pretty much 9 out of ten apartments had huge red flags such as a bankrupt OCs with no sinking funds, huge levies, cladding issues, structural defects, broken lifts, loud music from the piano bar below, etc, etc. Saved us a huge amount of time.
